VGC resale value

Long time disneyland goer.. recently went 3 days with family of 6. Two days DLR and one day DCA. We took the DVC tour, where they have a sample 2BR villa you can walk through. Very interested, but would like my home resort to be VGC. We go about once or twice a year to disneyland, usually for a 3 day ticket. Stay off property, but with four kids have to get a larger room.

We are thinking around 200 points. My wife is a teacher so summertime would be our most utilized time. Maybe early summer since the point cost is not as high.

Resale I see VGC price holds up a higher than most of the other resorts. What is a realistic price per point I should look for? Full points vs. stripped points cost? I see around $140 to $150 per point on dvcsales, how much haggle room is there on resale?

Unfortunately for you, VGC is so small and in such high demand that it is definitely a seller's market. If you are truly set on owning at VGC and your research has determined that this is the best fit for you, your best bet is contacting www.fidelityresales.com because their starting price will be lower than most other brokers. My general advice (although it could change based on specific contracts) is to offer their asking price quickly to make sure the contract doesn't get snatched out from under you. Generally their list pricing is comparable to what you could get from other brokers after negotiating. Good luck!

Owning VGC is only a benefit if you can book 8+ months in advance. Many "long time DL" visitors nearby and tend to plan very last-minute trips. Make sure DVC makes sense for you before you commit.

be realistic on points, by the time you close and wait the 7 months its a long time before your first visit. I would not consider not having 2017 points as stripped because you can not use them anyways. We bought 200 recently. We live close but never could stay there because of price. We are loving it. I tell you this, they might build another DL hotel, and I think one is planned, but there will never be another one that tops the Grand. Its an amazing hotel

If you find one in the $130s youre doing great. $140s are usual and $150 is common.

I'd definitely try for a VGC contract since at 11 months we're able to get anything we want.

For VGC you might want to look at retail also. The price difference isn't that much in this situation and there are other benefits to owning a direct purchase. Getting that may also be difficult but it adds to your potential options.

I checked with one of the reps at DVC office in Anaheim, they said there are no VGC direct sales available, not even a wait list.

You'll have to keep checking back unless you get someone willing to keep an eye open for you. The problem with VGC is that there are so few that you have to compromise, and compromise in several areas including price, quality of a given contract, number of points AND UY.
