Does anyone know if there is a difference between a deluxe inn room and a regular inn room? Also what are the differences between a studio and an inn room?

I don't think there is a difference...they're all called "deluxe" inn rooms according to the points chart

As for the difference between the Inn rooms vs. the studios....

The Inn rooms are all in the main bldng. and will have 2 queen beds and be shaped more like a regular hotel room. Plus you can book "ocean view" and get head on views of the ocean.

The studios on the other hand are all in the outer bldng.'s and shaped a little differently. They will have 1 queen bed and 1 pull out sleeper sofa rather than the 2 queen beds. And none will have a direct ocean view...you may get a caddy-corner view though if you're lucky.

As for the rest of the ammenities they are both the same, both having kitchenettes and balconys.

Just a note.... not all Ocean View Inn Rooms are on the ocean side having the full ocean view. Some are on the north and south sides of the building with an ocean view but not head on. Just so you are aware.
