Vero Beach Resale - How Low??

Thinking of an add-on at Vero, even with the higher dues, I still really like the resort and would love to book at the 11 month window. What is the lowest anyone has seen a resale go for? I probably only want 100-125 points. Just trying to decide if I should persue the resale route, or just bite it and call Disney! anyone know what Disney is selling Vero for, I know only a few points are left.
 
I think you really want to know how low an offer will Disney let go past their Right of First Refusal now. Their threshold seems to be up from where it was several years ago, just as the cost / point to buy new is up a lot.

One consideration is the status of banked / borrowed points. A contract with current points available with a use year around the offer date (e.g. February use year with all Feb 2004 points available) is worth a lot more than one that has been stripped (e.g. February use year with all Feb 2004 points used and most / all of Feb 2005 points borrowed and used). On the other hand, a heavy contract with banked points has more value (e.g. February use year with most / all of Feb 2003 points banked and available).

Some people might see about a $10 / point spread between a stripped contract and a heavy one. I don't think Disney would see that much, but might allow a stripped contract to go through for a few $ less per point versus a normal contract.

I think you would be very fortunate to have Disney let even a stripped Vero contract go through for less than $59 / point at this time. I would try to have the seller pay the closing costs, and dues, but keep the per point cost in the low $60s / point.

However you do it, look at the total bottom line cost including per point, closing costs, 2004 dues payment responsibility, and value of banked / borrowed points. That's a better gauge than just looking at the per point cost.

Pam - thanks for the info, next question, using Magical Beginings, does that mean I give back my 2004 points, so if I got an October use year, I wouldn't get points until October 2005? And would I pay maintenance on those October 2004 points?
 

I would love to trade my 50 VB points (October use yr). for 50 OKW around the same use yr.

I just bought 135 from Disney. I had looked at resales - my parents actually tried to buy one last year - a 200 pt contract with banked points for $60 pp - and Disney bought it back. I got October 2003 points for $74 pp - no closing costs. I figured it was only a couple of hundred dollars more to go thru disney than a resale and I got 2003 points, unlike a lot of resale contracts. I also wanted to finance for a year or so - so I needed to go thru Disney.

So - you can get $10 pp off without selling last years points back - or get another $5 off - sell back 2003 pts - and you would get more this October 2004.

If you get 2003 you do not mtce fees either - just bank em and use them later (that is what we did)

Do not trade OKW for VB points or any other WDW DVC resort, VB is worth less on resale (figure about $10 less)

Clarabelle my dear, we just added on at VB today (75 pts), and our guide sighs with relief when we tell her we have a February UY, since she tells us "that's about all that's left". Of course, when I got home and told my wife what I had done, she said to call back and get more (80 is a nice round number, she says). At $74 per point, keeping this year's points ourselves ::yes:: (no way I'm letting them go for a measly $5 a point), the payback period on the Maintenence Fee differential (VB vs BWV, where we own already) was about 20 yrs. Notably, the breakeven point on the $74 per point after maintenence fees was still 6-7 years (if paying cash or 1 yr financing, longer if longer financing). :hyper: (Finance wonk strikes again)

So it looks like, unless you have a February UY, your best avenue would likely be thru resale (and hope that the closing costs don't hurt too badly), or get on a waitlist with DVC.

Thanks - DH is away for a week, so I better not do anything yet!!! But the kids enjoy Vero more than WDW???:eek: I don't understand it, but I think they like the fact that at Vero, I let them run, as in just go play mini-golf or shuffleboard, hit the slid, go to the arcade, etc.,e tc, its all in one area. Where as at VWL or OKW, I really wouldn't let them wander around too much because its a distance and they could get into more trouble, (not bad trouble, just if one falls, or misbehaves, etc.) So I may try to resale route, only looking for about 100 points, or just keep my fingers crosses that I can get what I want when I want with my VWL points!! The kids want to do the 4 day cruise instead of the 7 and spend a few more days at Vero?? So who knows!
