VDH Points Chart is Live!

I would rather pay the MF for parking than the $35 / night rack rate - MF is just that, the cost to maintain. $35 is maintenance plus profit if they have 90% occupancy which is $11,500 per parking spot per year.
 
Drusba had a post that disputed the ability for DVC to add seasons. It was reasonable and factual and likely indicated that DVC fudged on that one too.

I have seen that but I happen not to agree. I think DVD gave DVC the power when they put them in charge of point charts. JMO
 

What is the minimum points you can buy for VDH, and is there a minimum needed in order to beneit from all the DVC benefits? Feel free to share a link if you have one!

For existing members, it's a 50pt minimum add on. New to dvc, it's 100pt. If you want membership extras you need 150pt direct
 
Just got off phone with my guide, he confirmed the transit occupancy tax of 2.73pp is confirmed by the information he received today. He was also surprised and couldn't explain the variance from VGC (.51 built into MF) or Aulani .60. Wow, just wow.
This for me is a deal breaker, too pricey for a pretty much unthemed building without its own grounds.
 
People are paying rental sites $21pp to rent points, so it’s a 24% savings compared to those rates.

I charge $500 a night for a hotel room at Aulani which comes out to around $24pp and they get taken almost immediately.

All of which is 1 time hits or maybe every few years. Its not owning it and taking on the risk for 50 years. The reason you don't see DVC resale at that price range is because you are taking on a risk and also bringing a large sum of money upfront.
 
But then how can they charge that at VDH and not VGC when it’s a city of Anaheim tax?

Its a new build. Plenty of cities have different rates and fees based on when something was built, where it was built, how it was built, ect.

It can easily be "Disney you want a new hotel or timeshare? Okay then you need to have them cough up some money"

There absolutely should be meat on the bone for the buyer because of the large capital outlay, ongoing cash flow liability, liquidity risk, and risk that Disney lets the park fall apart or drastically raises prices under future management.

I think their view is that most buyers are too dumb to really add up the cost of that tax in the overall scheme of things likely.
 
Is this picture after Disney redoes all that area? Isn't there a ton of new build stuff going to be coming?
The only construction now is within the yellow box. The larger red box has some temporary construction storage associated with the tower, but that’s all temporary. I don’t see them doing anything with any of the on-grade parking lots until Disney Forward becomes a reality and they build another structure. Everything not in a red box is either valet, short term hotel parking (small center lot), or CM parking for DTD and the hotel (upper right lot).

Not very knowledgeable about the DL expansion stuff but thought there was more happening with Disneyland forward or whatever its calls.

That's years away. They won't even have the EIR done until later this year, for a possible early 2024 pitch to Anaheim, and only then can they really get down to planning anything.

So do you think VGC will be safe from this additional TAT on top of what’s baked in the dues? This would be my greatest fear as a VGC owner. That and losing the free parking.

This is partly why @RoseGold never wants to own AUL as they are not as Timeshare friendly in Hawaii. Who knows what they would do with VGC as the city.

California is known for being a low tax haven everyone flocks too..... 🤣

Those lots won't get touched for a good 5 or 6 years, at the earliest. Disney has an exquisitely ironic parking problem: they need more of it, but at the same time, every piece of land they own currently can ONLY be used for parking (and that's the last thing they want to use that land for).
