VDH Points Chart is Live!

Well for grins I charted out a comparison of what the average daily rates for a 2 bedroom would look like if VGC used the VDH travel periods. I think you could balance it out for VGC to be higher across the board with a 10% adjustment.

Added in a comparison after playing around some. I'm only slightly off on total point count (0.02%)

$230pp / 50 years = $ 4.6pp
$4,66pp+ 9.05 mf’s+ $2.73 tax = $16.33pp

Here is the avg nightly rate from lowest to highest for

Standard View:
Duo: $177 to $373
Studio: $226 to $471

Preferred Views:
Duo: $194 to $406
Studio: $264 to $520
1BD: $512 to $919
2BD: $1194 to $1386
GV: $1638 to $2916

Garden:
Duo: $210 to $443
Studio: $329 to $623
 
So Aulani's transient tax is $0.60pp based on 13.5% tax rate. There's no way that they're charging almost 5x that is there? Greater than 50% tax rate sounds impossible.

This would be a dealbreaker for me to ever even stay there. $50-60/night for a studio that I spent a ton of money to have an ownership interest in and then had to also pay $9pp per year in MF? That puts some nights in the GV at what, $500/night? Get the heck out of here. The combined rate is close to VB. Not even on my SAPs.

Edit: Oh and I forgot about parking, which is currently $35/night at DLH. So approaching 100/night in a studio if this all holds true.

$16.33 is ridiculously high for a resort with 50 years. At this rate, cash rates might exceed $1000/night for studios very soon. Talk about inflation!

People are paying rental sites $21pp to rent points, so it’s a 24% savings compared to those rates.

I charge $500 a night for a hotel room at Aulani which comes out to around $24pp and they get taken almost immediately. It’s still way cheaper than the $800-900 a night Disney charges for cash stays. And it includes free parking for up to 2 cars. But it never ceases to amaze me that Aulani can fill all those rooms at those rates. I talked to this one guy a in February who was paying $35k rack rate to stay in a 2BR for 2 weeks. There are people that pay!
 
With this going on sale on May 2 and a opening date of 9/28, any prediction when they might release reservations for non VDH owners? I know it will be a longshot but we will be there in November and have a few days at VGC but would like to try this (understand it will be a hot commodity, esp the 2 bedroom we need). Thanks in advance!!!

Somewhere it was posted that it would be 7/27 for non owners. They will give a two month period for full exclusivity

I completely agree.

But…. it’s Hawaii….
 
Just got off phone with my guide, he confirmed the transit occupancy tax of 2.73pp is confirmed by the information he received today. He was also surprised and couldn't explain the variance from VGC (.51 built into MF) or Aulani .60. Wow, just wow.
“For the privilege of occupancy in the City of Anaheim, each transient is subject to and shall pay a transient occupancy tax of 15% of the rent charged by the operator. The 15% tax MUST be separately stated from rent pursuant to Chapter 2.12 Subsection 2.12. 020.010 of the Anaheim Municipal Code.”

Thank you for this breakdown. I had already calculated the per point price, but hadn't compared it to the point chart yet.

I'm failing to see a compelling savings here, although I must not be their target audience. I would never spend this kind of money for a hotel room when I was planning to be off property almost the whole day, unless I had no other options (big city centers, etc). There are so many less expensive hotels nearby, some of which are closer.

Side note, we have booked our other timeshare in Anaheim this August for $80 per night in a one-bedroom with a full kitchen and free parking. It's clearly not as magical as VDH, but it gets the job done. A one-bedroom at VDH at the same time would be the equivalent of $652.80. I could stay 8 nights at that timeshare vs one at VDH. Oof.

That works out an actual charge of to $17.80 per point. By what math is 17.80 the cost pp of direct buy in? Shouldn't this be based on the MF alone?

And is Grand Cal not in Anaheim? Why the discrepancy?

Maybe it is grandfathered in somehow or maybe it will get hit with it as part of the 2024 dues or as a stand-alone moving forward.
