VDH or Boardwalk?

Until today, I was 100% going to buy VDH direct. Now I am rethinking everything.
Here's our scenario: We own 160 direct points at BLT.
Husband will go to Disneyland once a year, and WDW for Food and Wine, usually in September.
I have a WDW AP, husband uses regular tickets.
We live on the West Coast.
I often do WDW solo. I want to spend more time at Disneyland, but high cost of hotels is off-putting, so I usually go to WDW on points
We have no family to leave our DVC contracts.
We are 61 and 65.

So, I'm thinking of taking the money I would spend on a 100 point contract at VDH and buying a resale at Boardwalk. The 2042 end of contract fits our needs better, I won't face resale restrictions when I sell the contract, we'll get the valuable 11 month booking window for Food and Wine, and for the money we'll get more than 100 points. The dues are slightly cheaper as well.

My one concern will be the 7 month booking restriction at VDH. I definitely want to go 2-3 times a year (January and Autumn for sure). I would need a deluxe studio. I can use my BLT points for these bookings, but what if it is like VGC with little to no chance of rooms available at the 7 month mark?

So, I am leaning towards Boardwalk. Have I missed anything that I should be considering? Any red flags in my thought process?
 
If you are concerned about the cost of DL hotels, I doubt DL DVC will be cheaper, even with WDW points.

I haven't seen good math on this, but DL has a lot of competitive off-site hotels, and the VDH and VGC charts are high. Even if the points were cheap, which I doubt, it will still be expensive. Add in the parking and the taxes, and it could be even more expensive than VGC. The cost is probably still expensive, just called points and paid differently. If your goal is to stay at DL cheaply, I doubt VDH will get you there.

September BW sounds like an awesome use of a BW resale contract. If that's what you want, buy it. There's plenty of places to stay at DL, not so many at Epcot.

You make a good point about the the cost being paid just differently.
I've often stayed at the Good Neighbor hotels. The ones closest to the Main Gate range from tolerable, with no ambiance to downright grungy and motel-esque. The better ones are not really in walking distance. I'm usually a rope drop to closing kind of gal, so I'm usually very footsore and exhausted walking back--and the walk back to the GN hotels late at night is sometimes a bit sketchy.

I believe VDH will be expensive, in point cost and obviously in the chart. Cost is what you said your concern was in the OP. There won't be a cheap DVC option at DL. So, you will have a choice, close or cheap. Or, fly to WDW where you can get both with BW. Or, wait for VDH pricing and make sure.
 

Why not just rent out your DVC points and pay cash for the DLH regular rooms ? You might have to chip in a few extra bucks depending on time of year but it will get you pretty close ?

I thought the piece missing was dues, which is actually the main component of DVC over time. But yea, this is going to be expensive. This is not going to be an 11 point OKW room with points that cost $11.

this makes VDH points 4.6 in buy in, 9.06 in dues, total 13.66 Better than I expected.

This is middle of the pack on the chart, but removing parking and the taxes could flip the math. We don't know how much that stuff is worth yet.

It makes VGC look even better, for only a couple bucks more per point, better location plus free parking and taxes already in the dues.

As SAP, you don't care about the parking and the taxes, so VDH still looks like a buy for me if you need a direct buy. I'd pick it over RIV, for sure.

The question OP has to answer is whether they want to pay expensive points plus expensive chart for VDH.

Have you seen the threads on the additional Transient tax. The dues exclude it and are going to be $2.73pp so dues are more like $12 if you stay there

I like your thinking. I'm of similar thought. The benefit of owning direct at VDH is the 11 month window...nothing else. I have WDW point (Poly + Bay Lake). I've got a 1 bedroom at VGC twice as no studies available. I'm starting to think given the extra dues, tax, parking, etc. that for the first 5 years or say VDH will be easily available for us non-home resort 7 month folks.

Now that's my guess. I'm still thinking of buying a small VDH contract but also starting to think like you are. Will 7 months at VDH be fully booked or available? That's a lot of rooms plus lots of folks not wanting to pay those taxes.

Given the quick chart below by DVC Resale, I'm thinking there will be lots of availability at 7 months.

Wow. Those transient taxes are like 3x what I expected. Just the transient tax costs more than my 11 point OKW room with free parking. Really making VGC look good.

You want to buy more points for trips you go on by yourself than those that you could use to go with your husband?

Also, since you mentioned resale….what will BWV resale even be worth in 10 years? Probably not very much.

VDH resale? There will be a market and you can get some cash back.

Complete agree about the possibility of recouping some of the purchase price when we sell the contract. As for more points for me to go solo, believe me, I would love for my husband to join me, but it's his choice not to. His one flaw is that he is not a Disney person. He likes Food and Wine at Epcot, and I can get him to Disneyland every couple of years, and that is it.

And interestingly enough, the Disney DVC resale now shows VGC as an option at $310 per point. First time I’ve seen it listed. I did call and the guides are not sure why it went live. No points available.
