VDH Opening

We're VGC in March with resale; was VDH direct for blue and really will depend on the level of incentives to get us in. The AKL at $165+free year = $145 is very enticing for us and then resale VDH next 2-3 years when they hit the sweet spot.

I know it's too long term thinking but I was considering your same thought process and when I run the numbers VDH is less per point over the life of the contract due to the length. Plus, I'm really scared to gamble at 7months for my "must have" reservations. You better believe I will be trying to ninja in at 7months for other reservations if/when able or to pool my points to get a few nights in the 3BR.
 
Anyone know how long the ToT agreement for VGC will last? Or if it has an annual inflation factor included? If it expires at some future date and has to be renegotiated, it's likely that the new amount will be the same as whatever the agreement is for VDH.

That would be a very sad day. But I’m already bracing myself for this possibility in 2025. 7-season point chart and separate TOT at the similar rate to VDH. I’m not even relying on free parking to be there. I hope and pray to be wrong!

There would a be significant outcry if they did this for VGC. At least from me :D
 
With the TOT already established and built into VGC dues, I have a hard time seeing this happen before 2060... After that of course all bets are off. But who knows, if they had to agree to a renegotiation in order to get VDH approved, I wouldn't put it past them. I mean, on their end they lose nothing to give that concession. Sure us owners would be pissed but what are we going to do, sell our contracts and stop going to VGC?

The number of VGC owners are way too small to mount any sort of meaningful resistance. And everyone else will just accept that it will be that much more expensive to vacation in Disneyland. There will probably be a brief outcry. But everyone will get over it eventually. What choice do we have?

I see people saying its the same as Hyatt, Marriot, Hilton, etc but its more like the VGC rate not VDH rate isnt it?

I believe it’s 15% of the rack rate. So the $2.73 for VDH is probably an average. Since VGC rack rates are higher, it would probably be higher. But that’s only if it were to be implemented at VGC. I don’t think ANYONE truly knows what can happen.

If I was a VGC owner, I’d go back to my contract to see if it is discussed there and if not, be in contact with DVD about it and if those fees can be disentangled from dues.

Can people explain what they're looking forward to reading when the Public Offering Statement is released? Looking at the VGC one, it's so much legalese it's hard to tell what I should really be looking for if I'm considering a VDH purchase.

I think that the beginning sections that define what are common elements and what are not are important, especially when it comes to things like the pool.

The DVC membership agreement is also important as it defines your rights for home resort use.

I'm planning for the worst but hoping for the best!
Not looking forward to the 7-seasons thing though since it would put mid-June as expensive as late-June.
