VDH contract...wwyd?

Everyone like buy VGC direct instead. Umm availability is terrible at VGC and being able to buy direct is very hard to come by.

TOT SUCKS but it's a reality in CA, Ive always been a huge negative Nancy about them, but I recently learned that taxes on cash stays is much higher than when paying TOT staying on points. My upcoming stay I will pay $648 at checkout for TOT yes absolutely sucks, but the cash taxes on the same stay is over $1400. And I would not have been able to get this same reservation at VGC due to lack of availability.

Have you had availability issues outside of studios at 11m?
 
Also to add. We can get away with a 2 bedroom or 2 studios.
Well, to keep this topic on VDH. There are certainly plenty of studios at VDH.

I actually just switched from a duo to a studio for an upcoming stay in Feb because my Mom wants to join me. Now I have to look into how to get around Disneyland in a wheel chair…. always something new to learn.

2 studios is cheaper in points too! At DL we dont have huge need for a kitchen.

Sorry to ask this in this thread but it was brought up on the first page. If you buy a 200 pt contract and split it into 4 50 pointers or 2 100 points, do you still get all the incentives for 200 points? I know there's more closing costs for each contract but I wondered if you saved with the amount of incentives 200 points gets vs 50. Thanks!

Yes, you absolutely get the same incentives if they are all in the same membership. I would highly recommend breaking the direct contracts up and paying the extra $300 or contract in closing costs.

I don't mind TOT - VGC has a sweetheart deal but it isn't sustainable for Anaheim and VDH is paying the same rate as every hotel around them. Unlike VGC, you only pay it when you stay there and fortunately the formula uses a much lower amount than actual cash room rates.

Our recent stay was 188 points and had ~$522 TOT. Add the ~$1792 in dues on those points and the stay still only comes in at ~$2300 vs ~$6400 after tax for a cash stay. If DVC 'only' saved me $4,100 on the stay, I'm still a happy buyer. I also vastly prefer the rooms and theming at VDH - maybe it's the delayed refurb but VGC feels like an expensive Great Wolf Lodge.

I’m still a huge VGC fan over VDH just wish there was more rooms to be had.

For us it’s likely to be the same, the cost of buying is much less than cash even with the TOT based on how often and the times of year we go.

I own at both VGC and VDH (like many others here). I am actually happy about the ToT not being part of the dues at VDH. If I use those points elsewhere (like to complete a WDW reservation earlier this year), I am not paying taxes in my dues for points that I did not use there. I only use my VGC points there, but I don't love the idea that if I did use them elsewhere that I would still be paying ToT. It seems more fair to me that the person actually staying in the room pays the ToT. So the (very) few VGC points I have used elsewhere, "you're welcome" for paying those VGC ToT fees in my dues while you stayed there.

I’ve seen the rooms at VDH. They are nice, but the resort as a whole doesn’t have a vibe for me, like the Grand Californian does. VDH just doesn’t create the same emotional response. And it would actually have the opposite effect if I checked in and got hit with a bill for a hotel taxes.

This is/was me all the way. I said I would never buy VDH, I did not like it, not even a little. But in the end the price per point direct vs VGC resale paired with the lack of availability at VGC got me to buy at VDH. I wont stay off property so if VGC had no rooms Id be staying on cash at VGC or DLH (I actually love DLH just not VDH)

Both have great vibes but are different. Disneyland Hotel/VDH wins on many fronts. I'll agree with you that my happiness level is just slightly more when I pull into the Porte Cochere at GC vs DLH but only by a little. DLH is WAY more relaxed even during peak times vs the GC which at times can feel way too insane. GC also get's a slight demerit based on inconsistent rule enforcement and snobbery by some of the CMs.
 
They already have approval to build a mixed use time share/ hotel as part of Disneyland Forward. There will absolutely be at least one new DVC in CA over the next 10 years. I’d probably bank on the addition of a new Pixar Place tower at some point.

Grand Cal was for sale during the financial crisis and the standard Disney hotel rooms were very inexpensive at the time, that needs to be considered.

I think they are perfectly happy with VDH sales or they would up the incentives.

thats why VDH TOT pushed me not into camp VGC (although I will when I can find availability) but rather back into camp “Hyatt House”.
