UPDATE: Who has six visits to a house for sale they don't want to pay for??

We've been delayed since some owners have had so few showings in this market, that their houses aren't "show ready"!!!!

This doesn't bode well for your area, but our area is probably very similar in this regard. Very lousy time to sell. I can see us moving back into this house in 5 years should we not sell it... It's a great house, so I won't complain unless I receive 17 unnecessary calls LOL....

But to not have your house show ready when it's for sale :scared: That's a tough one! And then you're thinking you would sell? Is your house in the same area?

We don't "have" to sell, either. We might lease it for a year or two (until the market turns), as many families are going to need to rent as the lenders tighten up. A neighbor that is FSBO-ing had someone approach him last week about leasing.....(he's been FSBO-ing literally since the day they closed. over 2 years ago. No one knows why! :confused3 ) We are also in a neighborhood still being built (9 homes right now under construction....not so good for selling, but several have needed housing....), but we're not too worried. Don't have to move, either.....

Honestly? They were looking at everything again & again & again, walking the property line, going into crawl spaces, into everything & then they would just start again... They must be disappointed they can't come back!

Sorry. I just had to post that this was hilarious. Anyhow, My only concern is with the time spent there. I have been in the biz for approx. 17 years. It is the single biggest investment you will make in your life. Most people are scared. Afraid of that HUGE commitment. What if we lose our jobs? What if this and what if that. And with todays economy..it is an acceptable emotion. But, What the heck are they doing at your house for 6 hours each visit? Taking a bath and watching tv?? lol . Is your home the size of the Louvre? I would just be worried that they are scouting out your house for items or a possible break in. I would ask your Realtor to change the terms of your showings to ONLY qualified buyers. And that she must have something from their bank in writing to show they can even obtain an loan in the basic ballpark of your property sale. I wouldn't give on your price. What goes down must come up! Eventually, property sales will move again and you will sorely regret caving. If you were having problems making your payments or other reasons for a quick unload then ....maybe. But stick to your guys and keep your eyes open. Unfortunately, we live in and unsafe world with crooked people. Best of luck with your sale. Of course, this is not in anyway meant to persuade you to do things you don't want to do. It is your choice just offering another possibility for you to think about. It is your house and your deal. Talk things over with your Realtor. They work for you!!

I don't know, they wanted to see what was up there I guess... There are two of them, they went into both...

And my last count was six hours, but with the most recent two visits it's more than six hours....

There's no way to break into that house without setting off the alarm. Every door, every screen, every way to enter into that house is monitored. There are even hidden panic alarms, it's the only thing that keeps me sane knowing these people cannot break into this house unnoticed.....

My guess is that those people REALLY want the house ... but at a lower cost. They're hoping you're desperate to get rid of it, will give in and come down to their price ... esp. since they keep mentioning the cost. They're prob. hoping that you'll say "Oh, you love the house so much ... it fits you ... we'll take your price ...".

The mistake for these people is to keep showing up. The have tipped there hand they want the house. As a seller that will not motivate me to sell lower.

My move would be when I get an offer to buy is to contact these people thru their agent that I have an offer to buy and I am giving you a chance to make an offer. And they will have to make that offer fast.

If they refuse, it is no loss to me. If they make an offer, I have made a gain over the original offer.

The offer to buy does not become a contract to sell until the seller signs it.
 
Well Houston we have an offer from Sunday's family...

But there's a problem :scared: We are a full 40 grand apart... although that's better than with the first family with whom we were 80 grand apart and eventually the whole thing just fell apart LOL....

I can't sell for what was offered, I countered back with 5 grand off my price. I'm 110K off (low) the comp's.... I had 11 realtors come through the house this morning & all said the house was more than competitive.... They all loved the house, nobody found fault with anything other than one long hallway that was a bit dark.

So we'll see, if we were just 30 grand off, I'd consider this to be more of an offer that might go somewhere, but this might be a case of someone whose shopping high in the hopes the owner will sell at an extraordinary loss, BLAH...

Well, on the plus side, they only took 2 visits and about 2 hours LOL.... Thank god for normal people :goodvibes So we've had 4 family's and 2 offers.... I have faith the house will sell.....
 
Has your agent presented your counter? Did you have a time for them to get back to you? Oh, I love this part! It's almost like our own version of House Hunters....

I would not budge off of your counter unless it is by just a little. You had the caravan come through this morning so you will start to get some showings out of that. I would have been insulted with an offer like that. When we would get offers like that we would go back at full asking price.

Just be patient the right person will come along for your house so dont just give it away.;)

Oh you guys crack me up...

I just heard back from my realtor, they came up 8 grand (big whoop), I came down 3 or 4 more & said that was about it.

My realtor called back and said "here's the thing" according to their realtor, they have this particular loan amount. They do have a house they will be selling, but it is not on the market. They just wanted to buy this caliber of home without tapping into the equity of the first home.

So, basically, I do not think they have the financing in place to purchase the home... it may be a contingency sale or no sale at all. What they are offering to pay isn't worth my selling since I'm already really low.

BUT, I totally appreciate they haven't taken six visits and 8 hours of my time, my husbands time, my realtors time and their realtors time LOL... these are normal people and I really would like them to buy my house, but I can't sell it for what they have available.... so I guess the watch continues!

Course, 4 parties have looked at the house with 2 offers, it can't be that bad LOL...
 
Just dont accept it you know in your heart this is not the right one.Thats how we were and we knew when we got the offer from the people that bought ours that they were the ones there was going to be no financing involved and they wanted to move in in 30 days. You will know when it is right.

I hope Family # 2 can come up with more $$ cause there's no way I will ever allow Family #1 in my house without a full priced offer with immediate closing and AS IS means AS IS LOL....

Sadly I really think family #2 deserves to be in that house, but not at that price... I'd even do a contingency if that was their problem....

My parents recently put their place up for sale in Florida, and they have the same perspective as you do. They are not in a position of having to sell. They priced the house significantly lower than comparable properties in the neighborhood, and it's a very good price. My mother said she wasn't coming down at all (even if she keeps it from now on :rotfl2: ). They've only been on the market for a couple of weeks.
 
I'm holding out for Family #3......wonder when they'll show up to walk thru....:confused3
