UPDATE: Who has six visits to a house for sale they don't want to pay for??

And the kicker! DH lost his job about 2 hours after we signed the papers. Post 9/11 aftermath in the technologies industry. Thankfully we had the proceeds from the bigger house to live off of til he found work again. It was a crazy year!

The story behind BernardandMissBianca's home sale is an interesting one. I've got to say, being a realtor these days is very tough work... I know my agent is busy, but as for sales, she's making enough to get by and that's about it, and for the last few months she wasn't even making that... and she's been doing this for 20 years....
 
Our agent was awesome, he bought and sold his first house at 18 and was hooked ever since. You know how some people are born salesmen, he was a born realtor.
I know he moved to Newport RI a few years ago, I hope he is doing well.

I don't think I could be a realtor, having a commission based salary would scare the living daylights out, especially today.

I wasn't to worried about DH not working. He knows how to do all kinds of things, work on cars, fix computers, etc. So we were ok, just had to tighten the purse strings for a bit. I was just scary because we didn't see it coming, we thought they were doing ok. But it was a small company and other places were sitting on money because of the stock market and it just trickled down from there.
He was out of work for about 3 months, and under worked for another 6 but we are in a great place now, but we need a bigger house, we have since had 1 more kid. LOL

so, any news today on family #2. Are we selling a house today?!
 
I'm watching and wishing happy thoughts for you house-sellers. It sure can be stressful, and it sounds like chris1gill lives in a place where the housing market is especially brutal right now!

We bought and sold last year, the nerves are still a fresh memory. Thank goodness, our housing market here is still very strong. Home in my neighborhood sell within a few weeks, and the prices haven't eroded at all.

Here's hoping that the RIGHT buyers walk into your homes and make solid offers this weekend!

(Buffy- you're a strong woman to have gone through those stressful moves and layoffs. High five to you!)

I'm just glad my parents live next door, we really needed their support. I got a few grey hairs out of the deal but after what the families of 9/11 went through, this was small potatoes. Thanks for the High five.

DH wants to move to Texas, we have friends near San Antonio and the houses there are still reasonably priced. I would prefer to stay on the East coast, maybe in the Carolina's. Who knows what this newest job will bring. Maybe we will get to move to Europe, we were supposed to 2 years ago but we got an unexpected visit from the stork instead. :love:

Well, that is the best kind of visit to get!

Nope, we are not selling a house on this fine day... We were somewhere around 15-18 grand apart, and considering we were 111.5K below other comp's, we weren't going any lower. At least it didn't take six weeks to try for these people to work a deal!

Our town has been hit hard, there are some foreclosures and some short sales, and the homes that are now being built are smaller, however if you need a larger home, a more custom, newer home, we're sort of it. I think this is why we've gotten the offers we have, they're just too low to consider or in Family #1's case, too crazy to consider! No other showings are on the calendar, so it'll be a while, it's okay though, we'll be down there for a week at the end of the month :thumbsup2 to see friends and to go to the kids old school for a day... should be fun :)

I should say our new town hasn't been hit with any housing issues. Our neighborhood homes are being snatched up quickly and for close to asking price... so should we never sell the other house, at some point we'll sell this one LOL.... could happen in 5 years.
 
it was a great visit especially since we had a girl after 3 boys. we were done but someone had other plans.

I will keep hoping the perfect offer comes in soon.

You were going to talk to your realtor about presenting alternate means of financing. Did you do that? What was the response?

No idea, I talked with her yesterday morning regarding making that offer, but never heard back from her as to whether or not she did. I'm assuming the potential buyers are looking at alternative homes that may be smaller and less money this weekend. I wouldn't be surprised to hear something early next week, but I'm assuming they are just strapped as their realtor said.... it too bad really... it would have been a nice home for them.
 
Have you thought about putting your house on the show, "Date My House". Then the first family could just date your house for a night instead of bothering you. ;)

I HAVE thought about it LOL... the problem isn't that people don't like it, they just don't want or don't have that much $$ to pay for it.... I might try to put it on the show just for yucks LOL... I'm just glad it's Springtime & it looks like there are at least a few people that are reasonable out there & perhaps we will get our buyer that doesn't try to grab squatter's rights LOL....

Well, so we thought this story with family #2 was dead Friday night or Saturday, they had tapped out 15 grand below our bottom line, which is indeed our bottom line and we will not go lower.

Today I get a call from my realtor, she wants to know if we'll meet somewhere in the middle :eek: Huh?? I was told they were tapped out 15 grand below my bottom line and now they have their realtor calling to find out if I'll meet in the middle, 7500 below my bottom line.... What is it about the word NO! don't they understand? I offered to owner finance the amount we're apart until they sell their house, I'm offering them a house for 133K less than the building costs, I'm not giving any stinking more!

So, their realtor is bringing them around to other properties today. I say so what, they're totally playing me, and I will not be played :scared1: One more call from them with some lame offer and the price will go back up. I'm so sick of this already.... I'm just venting by the way and I'm sorry :rolleyes1 I just have the worst headache :sad2:

Is it easier in the long run to meet them halfway now or to sit on the house and continue to pay on it - insurance, taxes, mortgage, utilities, etc. Can you float two houses? Sometimes it looks easier to do than it actually is. Is all of this worth the headache over $7500? How fast do you chew up $7500 in housing expenses on this house? This market is real slow to say the least. Think carefully before you decide for sure. I'd just hate to see you lose this bird in hand and be kicking yourself later if no one else beats down your door.
Ok - devil's advocate over...:)

Who do you think dropped the ball in presenting the owner financing/lower realtor commission offer? Your realtor or theirs? I suspect you are right. The offer was reviewed by one of the realtors - they didn't like it and never presented it to the buyers. :sad2:
 
Wanted to add...sorry you're not feeling well. Stress can produce a mighty bad headache. I've tried Excedrin migraine and a dark room. Please don't stress over the house. It WILL sell.
 
I will scream with you! UGG!

House selling has given me a headache for the last week. We are still trying to iron out an agreement with the first family and we have 2 other offers (1 we said no up front and the other one we have till tomm to respond) since then.
 
I believe where there's a will, there's away. If they are just falling shor of what they need to buy your house AND they like the house, they will borrow from a relative etc.
