How do renters transfer. Once you transfer your points, they are gone, correct? What if you don't get paid?

Transfers have to go between two different memberships, so only owners can be part of a transfer.

When we did a transfer, we required to be paid in full before we would do it…others will take 50% upfront and then when the transfer is completed…the other 50% is sent.

You know have to do a three-way call with MS to do it and you can’t mention payment since the rules state you can’t be paid for them.

Transfers are non-reversable, meaning they can't be undone. If you don't get paid there isn't much you can do about it, which is why I would only do a transfer with payment in full up front before doing the transfer.

You should be aware of two sections in the DVC Home Resort Rules and Regulations:

II.6.j: "Club Members are expressly prohibited from receiving compensation for engaging in any Transfer activity."

II.6.l: "DVC Operator may prohibit a Transfer, not permit it to be made (or cancel a reservation already made) with Transferred Home Resort Vacation Points, or suspend or terminate a Club Member's right to Transfer if DVC Operator determines, in its discretion, that the Transfer activity if for commercial purposes.

Despite these rules, many members do transfers for money. DVC's practice is not to ask if a transfer is for compensation and the transfer is made as long as the member does not mention that the exchange is for money. In other words, if you do a transfer for money and part or all of the payment is not made, do not try to get DVC to do anything about it.

Also be aware that if you do a transfer for money and the recipient does not pay you all or any part of the amount agreed to, it is likely you could lose any lawsuit (small claims) brought to recover money from the recipient, because the transaction would be considered illegal under the DVC rules with the result that the court would probably rule that the parties should be left as they were when the suit was filed. Mentioned above is that some require payment of 50% up front and then 50% after the transfer is completed. That is not something you should do unless you are willing to accept the risk that you may never be able to get that second payment even if you have a written contract requiring it.

Thank you for this information. Not sure if I want to take a chance I been renting for 15 years never did the transfer.

I do not have enough points to transfer out, but I frequently transfer points in. I have a member-contact whom I have never met in person (but we have had lengthy phone conversations) and she frequently has unused points that she transfers to me when I need them. Yes, compensation is provided, but, like Bruno, we don't talk about that:rolleyes1.

To give the "other" perspective, it is a bit unnerving to send a "payment in full" (often a couple thousand dollars) to someone and hope that the points show up in your account. You cannot see the transferred points online so you have to call MS to verify that they are there. Yes, there is a three-way call required, but since you cannot discuss the payment while on the call, the payment is often required before the call is made. What happens if the owner "ghosts" you and you can not get together to make the 3-way call? Your money is gone and you have no recourse.

Transferring is truly a transaction of trust. Both people need to feel comfortable with each other, which is often a difficult thing to do over the internet. I have been the recipient of point transfers since we joined in 2008 and I have always made it a point to get the phone number of the owner so that we can have an actual conversation before we agree to anything. I want the owner to know who I am and I want to get an idea of who I am dealing with. So far, I have met nothing but wonderful people.

And yet,,,Disney can transfer OTU points to us and receive payment for them

They don’t have to follow the same rules, but, while they do transfer us points, it’s only when we are booking a reservation which is how they get around it.

You have to be booking something to buy and they go right into one.

It’s the same, but different and why they will never let owners buy OTU points without that step of having them part of a reservation.

Also, when Disney sells us the OTU points, there is no Home Resort Priority, i.e., they can only be used for bookings within 7 months.
