Does anyone have current data on the Total room inventory, collectively, at WDW DVC resorts?

More specific, if every room at WDW DVC were occupied with the minimum (or maximum) guest count, how many guests would there be at WDW? Not counting Aulani, VB, HHI, etc.

I can not find this is in the search and I know I've seen it in the past.

Okay, I'm game.

First a few variables need to get defined, since this more complicated than it seems upon first blush:
  1. Inventory used here comes out of the excellent points balancing thread for 2022
  2. You have to decide how to manage lockoffs. I handled them the same way the point balancing does; namely, I ran the numbers once with all lockoffs as 2 BR, and another time with them as 1 BR/DS. It doesn't change the max, but it does change the mins.
  3. Max occupancy I took right off the DVC points charts: 2 in TS, 4 in DS, 5 in 1 BR, 9 in 2 BR, 12 in 3BR, 8 in Cabins, 9 in Treehouse Villas. I know Riviera says it can sleep 5 in the DS, but it's the only one who says that, and...I wanted to make it kind-of easy to calculate so I used 4.
  4. For mins I had to choose something, so I chose these levels (my logic is in parenthesis):
    1. Tower Studios at 2 (couple)
    2. Deluxe Studios at 3 (on average, couple + child)
    3. 1BR at 4 (two couples, couple + 2 children)
    4. 2BR at 5 (two couples + child, couple + 3 children)
    5. 3BR at 8 (three couples, couple + 4 children)
    6. Cabin and Treehouses at 5 (same as 2 BR)
Here's the results of all that math, with resorts listed like this: "Min-Max with LO as 2 BR, Min-Max with LO as DS/1BR"

AKV 2264-3958 with LO as 2 BR, 2766-3958 with LO as DS/1BR
BCV 948-1612 with LO as 2 BR, 1096-1612 with LO as DS/1BR
BLT 1447-2571 with LO as 2 BR, 1741-2571 with LO as DS/1BR
BRV 613-1016 with LO as 2 BR, 703-1016 with LO as DS/1BR
BWV 1612-2463 with LO as 2 BR, 1910-2463 with LO as DS/1BR
CCV 828-1352 with LO as 2 BR, 900-1352 with LO as DS/1BR
OKW 2736-4860 with LO as 2 BR, 3196-4890 with LO as DS/1BR
PVB 1180-1620 (no LO)
RIV 1564-2631 with LO as 2 BR, 1860-2631 with LO as DS/1BR
SSR 4548-8100 with LO as 2 BR, 5412-8100 with LO as DS/1BR
VGF 518-918 with LO as 2 BR, 612-918 with LO as DS/1BR
DVC at DW 18,258-31,101 with LO as 2 BR, 21,376 to 31,101 with LO as DS/1BR

I don't know about you all, but some of that surprises me. No wonder they're adding rooms to Grand Floridian - it's way too small compared to the others! Beach Club also looks on the smallish side, while Riviera is on the bigger side. Saratoga Springs is huge; we all knew that, but look at it in context: almost 25% of all DVC visitors are at SSR. Yikes! And I would guess in Disney's mind BRV and CCV are one resort, since together they're about the right size compared to the others.

I also re-tumbled these with DS as 2 people instead of 3 across the whole resort, and it's a 600-head swing in the first case and a 2300-head swing in the second, or maybe 5%.

So there you go. If you have any questions, or you disagree with any logic in here, or want to see it sliced up differently, let me know and I can crank the numbers again.

The DVC Resource Thread is your buddy. You'll need to do the math (unless someone else does it for you), but the info is there. It's at the top of each page on the DVC boards in the sticky threads.

  5. 3BR at 8 (three couples, couple + 4 children)
  6. Cabin and Treehouses at 5 (same as 2 BR)
I'd probably use lower minimums. For example, I often have only two (and sometimes only one) in a 1BR. We've never had more than four in a 2BR.

Challenge accepted! Through the magic of Excel it's pretty easy to update this. Here's the minimums I used this time:
  1. Tower Studios at 1
  2. Deluxe Studios at 1
  3. 1BR at 1 (the above, but wants a kitchen)
  4. 2 BR at 3 (two adults and a kid, I guess)
  5. 3 BR at 4 (two adults and kids that won't share, or two solo adult travelers plus a couple)
  6. Cabins and Treehouse Villas at 3 (like the 2 BR)
This is a big change, obviously:

AKV 1304-3958 with LO as 2 BR, 1053-3958 with LO as DS/1BR
BCV 512-1612 with LO as 2 BR, 438-1612 with LO as DS/1BR
BLT 857-2571 with LO as 2 BR, 710-2571 with LO as DS/1BR
BRV 314-1016 with LO as 2 BR, 269-1016 with LO as DS/1BR
BWV 702-2463 with LO as 2 BR, 553-2463 with LO as DS/1BR
CCV 432-1352 with LO as 2 BR, 396-1352 with LO as DS/1BR
OKW 1620-4860 with LO as 2 BR, 1390-4890 with LO as DS/1BR
PVB 420-1620 (no LO)
RIV 853-2631 with LO as 2 BR, 705-2631 with LO as DS/1BR
SSR 2700-8100 with LO as 2 BR, 2268-8100 with LO as DS/1BR
VGF 306-918 with LO as 2 BR, 259-918 with LO as DS/1BR
DVC at DW 10,020-31,101 with LO as 2 BR, 8,461 to 31,101 with LO as DS/1BR

Obviously this now tilts towards single travelers and away from couples/families. I think what we can say is the minimum number of DVC people on property is somewhere in the 10 to 20,000 range, depending on the composition of people staying in the rooms and the number of 2BR's that are split into lockoffs, whereas the max is 31,000.

I'd just point out that Riviera isn't the only one that sleeps 5 in a studio. BWV, BCV, VGF, Poly, & BRV do as well.

When discussing “size,” context is important. Looking purely at number of DVC rooms, vs size of resort/property.

Riviera is a large number of DVC rooms… because the entire resort is potentially DVC. 1 of only 3 standalone DVC at WDW, and the smallest of the three.

VGF is small in terms of DVC rooms, but it’s actually a huge resort. Much bigger than RIV, for example.

And we also see the huge 7-month problem caused by SSR. If all resorts were about equally desirable, you’d have a balance of people trading in vs trading out.

But instead — there are a massive number of SSR owners. And a huge portion are often looking to trade out. Which is why, under the 7 month window, you see lots of availability at SSR with everyplace else fully booked.

I'd just point out that Riviera isn't the only one that sleeps 5 in a studio. BWV, BCV, VGF, Poly, & BRV do as well.
Me a few hours ago: "Do I need to check every points chart? Nah, I'll just check a couple. BLT and SSR Yeah, that should be enough." Me now: "D'oh!" Thanks for pointing that out.

If you fix that error, it does push the max level up a little bit, to 31,652 with LO as 2 BR, and 32,115 with LO as 1BR/DS. Not a big difference but more accurate.

Also, in answer to a question nobody asked, there are 2,331 dedicated rooms, and 1,559 lockoffs that can either be 2BR or double the number of 1BR/DS (3,118). So I guess if each room was rented by just one person, and the LO were all split, you'd have 5,449 people staying in the same number of rooms.
