Tips for buying resale?

So we have a bad case of addonitis. Been talking about buying resale. Found a nice contract online and think we may make an offer.

Any suggestions on making my offer? Should we offer 1-2$ less tha. The asking price? Or maybe offer the asking price but seller pays closing? I've never purchased real estate, with the exception of my initial DVC buyin direct through DVD.

Would appreciate any suggestions.

Remember, it never hurts to ask. Ask for the world, and settle for something good. Be sure to add in the closing costd to see your final dollar per point price per point. I have seen BLT resales for $105, after you add the closing costs the price is more than buying direct from Disney at the current webast incentive. Do your homework.
 
Check out the thread on who has passed ROFR. That will give you an idea of what has/hasn't passed lately. You can offer whatever you think is best. Good luck.
 
We are currently in the process of purchasing additional points via resale with the Timeshare Store. They were extremely helpful in guiding us in negotiations. Made an offer and the seller accepted so hopefully it will pass ROFR!
 

I agree with wdwnut, check out the ROFR thread to see what contracts have passed or been ROFRd this year. The seller might be listing their contract already well below the level where contracts are ROFRd. I have also noticed that when the price is low and the seller pays either or both the MF's on the points and/or closing costs that Disney often ROFRs these contracts. Disney seems to like a bargain as much as we do. Other times there doesn't seem to be any rhyme or reason why Disney ROFRs or waives a contract.

It is a GREAT time to buy! We just did. If you are buying the perfect contract, then don't shoot for the best deal. If you are at the point that you only want the best deal, then boy is there fun to be had out there!

For value I prefer OKW 2057 and SSR. I look for 300+ point contracts (slower) to sell. I offer $5.00 less and use the maintenance fees as a bargaining chip. TTS has 2 1000 point OKWs right now, one insanely high one priced reasonably, I forget the end dates. But it shows what is possible.

Show, look, offer and negotiaite. For us right now it is all about the bottom line!
