Thoughts on purchasing 2 contracts instead of 1

So I am very interested in purchasing 390-400 points at OKW. I have done all the research and it is 100% right for my family.

Problem is finding a contracts that large with the right use year.

There seems to be a ton of smaller contracts.

I am considering purchasing 2 contracts both with the same use year, both OKW.

Besides the risk that one might make it through ROFR and the other won't are there any downsides?

If I understand everything correctly I can combine the contract for one stay.

Anyone have any thoughts / advise on the subjects - PLEASE :)

as long as both are titled the same and have the same UY month, they should be combined by DVC under one membership and operate as a single contract. (you may want to have the broker follow up with DVC to make sure this happens.)

the big issue is having to pay 2 closing costs.

if one doesn't make it through ROFR, just make an offer on another...

OP, even though it will cost you more in closing, you would be better served (in my opinion) buying two or more smaller contracts since it will be easier to resell a smaller contract of 150-250 points than one contract of 400 points.

Please explain "titled the same". What does that mean?

Means that your names (owners/buyers) has to be same on both purchases and the title option chosen has to be the same (we just did tenants by entirety- husband and wife..which is also what we did on our other contracts).

OP- we are purchasing our 5th contract...1st was OKW with June UY and the others are 2 HH (contracts from same seller), AKV and now another HH with Aug UY. We have 2 member #s...one for June UY and other for all the Aug UY. We book stays with all the points, sometimes even combining June and Aug UY memberships. You will be fine buying 2 contracts but I think you need to buy both from same seller to pay just one closing cost...if 2 different sellers then I think you will be paying closing costs for each. I would suggest you look at 2 home resorts for 11 month booking priority at 2 places.

I personally would by more smaller contracts in the same UY in case i ever wanted to sell some of the points or give some to my children. One big contract can be hard to sell on if necessary. The additional closing costs will be small compared to the benefits if you ever want out.

Buy more than one.

When we bought direct all of our contracts were 50 pointers. When we decided to down size at a resort, we sold off a couple of the contracts.

As time goes on your interests or vacation patterns my change. You can always sell a smaller contract. If all you have is a 400 pointer, you would have to sell the 400 points and buy other contracts and get a new membership.

We are in the process of closing on 2 contracts --- and we are not paying a higher closing cost. It is the same as if we were buying (1) contract.

Now , that is because we bought 2 small contracts thru the same seller.

The contracts also have the same use year.

We found this ideal across the board.
