Thoughts on Lowball Offer

Her shop got the first Riviera resale contract that hit the market and she made a huge deal about it all over Facebook and that it went well below asking. Of course, it turned out the contract was sold to her business partner at the DVC shop. So they basically bought the contract themselves, never really listed, and then touted to everyone they got the first contract and it was sold well under listing when it appeared they never even really listed. Then, of course they turned around listed it for substantially more per point than they had just bought it off the original seller. No problem in making money flipping a contract, it just all seemed really shady and turned me off from ever dealing with them because who knows what they advised that original seller the value of the contract was and the subsequent bragging about it to get traffic to their new website was just in poor taste.

There was a lot of discussion of the shadiness of all of it when it originally went down here on the boards. I’m sure you can probably find the discussion if you search.
Quoting myself to add a little more details of the shadiness since I just remembered them. The contract was listed at $133/pt on the website (although it was never really listed), they bought it for $100/pt, and then turned around and listed it at $140/pt.

Doesn’t really speak highly of someone who should be advising their clients of true value of contract and working in their best interest.

But yes, Bee should totally speak to how people lie on message boards about the prices they get for contracts.:rolleyes1
 
Interesting - leads to more questions:
When broker becomes owner, don't they have to disclose that to potential next buyers?
Then, wouldn't brokers then have to pay the MFs until such time they sold those contracts? ( I guess that only applies if they're stuck with it for more than a year )
How would JohnQPublic know if those brokers offers are taken at ROFR?
I guess the real winner in a lot of those cases becomes DVC, if they ROFR at a very low price and then turn those points around on Direct Contracts. For the distressed sellers, I guess it's kind of a win, in that they are free from the contract regardless who pays them, DVC or broker.
Do you really think this happens much, if at all??
I honestly don’t know how often it happens but I know that it happens. As you said DVC are the potential winner here due to rofr.
 
Tried another $65 low ball on Aulani this morning through DVC Shop. Dee continues to dislike my offers and added "I will tell you this I have never seen one anywhere near that price pass ROFR"...

She of all people should know that Aulani has NEVER been ROFR by Disney and that a world wide pandemic will negatively influence prices. If April is any sign of things to come Disney will not buy back anything in the foreseeable future. I shouldn't be so aggregated by her nonsense... Sighh
LOL. I tried that same price a couple times too. I am keeping an eye on things and will probably pull the trigger when it gets their in the coming months.
 
Looking at the contracts at dvcresalemarket.com and it looks like at least some of the newer contracts are being sold fairly fast?
 

Well, I caved , but it was the perfect contract and loaded, BLT 100 point Dec UY.

It has banked 2018 points, banked 2019 points, and all points from 2020 on, I paid $150 which was $15 below asking,

The BWV I sold only had 27 2020 points left in it, so all and all, lots more points to use in the next few years!

Given the new borrowing rule, that was important! Lol

Help us not have buyers remorse 🤣🤣 dh just mentioned concerns that poly doesn’t have 1 bedrooms and that we will want one when the 6 and 3 year old are bigger. I think it will be fine with bigger kids to be in a studio at Poly, he now is unsure how it’ll be with teens 😬

Worst case scenario you can treat Poly points as sleep around points as they've become one of the best values going. Book the studio and then see what sort of 1 BR's are available at 7 months (should be plenty of options most of the time).

I'd work with what you need now, studios, and then look to add on in the future if that becomes uncomfortable. It won't help to switch from Poly to another resort with the same number of points...unless you were looking to buy more points if you bought elsewhere. I know it's not MK area but OKW 1 BR's aren't a lot different in points than Poly Lakeview studios. If you're getting a deal now I'd just go with it as you could always change later on as your needs change.

We’d be able to buy Around 160-170 points at SSR for the same amount as our 130 at poly but it’s also not MK area so 🤷🏻‍♀️

We have 2 teens and we never mind staying in a studio. Our typical trips are only 3 nights, although once we stayed 5 nights in a regular room at the Poly and it was fine. We don’t spend that much time in the room though. I agree with others, take the good deal now and buy more later if you need more later.

At worse I guess I can just sell the poly contract in a few years and buy elsewhere. Dh will never let me spend over 20k total on DVC 😬

You should have no regrets!!

You will have several years where you will get to enjoy the convenience of being on the loop! When the kids get older, you will figure it out.

OKW 1 bedrooms only requires 160-174 points for a couple of their seasons. You can get a transfer for the extra points if you want the space. You could save your change for the year and afford that.

However, your husband will probably be like mine and drink the Kool Aid after a few stays. I see a small contract add-on in your future. :wizard:

We have two teenage boys, and the deal-breaker for us is less "having separate rooms" than "having separate beds for the kids." The Poly Studios sleep 5, so you have the three bed spaces, AND you get two bathrooms. It is also one of the larger studios on property.

Would we choose a one bedroom over a studio if we have the points? Absolutely. We DO really like having the separate room for us (and the whirlpool tub!) and we do like having a full kitchen (teenage boys eat a lot!). But would we also be happy with all of us crammed into a studio? Yes. We do it many times, and when we take the Disney Cruise, we all cram into a stateroom together, too. :)

So I think Studios at the Polynesian will be fine, and book two connecting Studios is a way around that if the Kitchen isn't something you need.
