Those experienced with renting out your points - please help!

My husband and I recently purchased a resale with banked points, some of which we may not be able to use. We are thinking about renting them out but don't have a clue how to go about it except for posting on the Rent/Trade forum. (Tried the Search but it's down) I know I have seen some helpful posts here and would really appreciate some guidance.

I'd love to know what you use for terms (does anyone actually have a contract drawn up that I could look at?)
Would you say it is a positive experience for the most part?
