We are thinkinig of buying into DVC. I have been looking at the resale lists from different DVC resale sites, it is obvious that there is only a few listings for BCV, BWV, and SSR, and much more for OKW and VWL. I understand SSR is new, so people are not ready to sell yet. But why the big demand for BCV and BWV?

Don't read too much into the web listings. First of all, you are only looking at a few places that offer DVC contracts for resale and thus the contracts listed are not likely to be a representative sample of what's for sale. Secondly, if you check back again in a few days/weeks, the make up of the listings you did see will be different.

Don't be misled by those who will say that the number of listings is related to the "quality" of the resort. It simply ain't so!

All of the DVC resorts have their charms. There are pros and cons to each, depending on what you are looking for in a vacation. That's why we say here that you should buy where you want to stay the most often!

Mostly the location, people just love being so close to everything. Also they are smaller and newer resorts. I haven't seen many from VWL. OKW has been around for about 12 years now and has a larger number of owners. As in any large group, that makes for a higher number of people with life style changes; divorce, deaths, lost jobs, relocations.... Many have just decided to take the profit and sell.

As any one in the real estate business will tell you, LOCATION, LOCATION, LOCATION!!!

But each DVC has it's own charm and all are top notch vacation locations.

OKW has many more members and points out there than BWV and BCV, plus it has been around since 91 others came on board later. I can not explain WLV. Then again BWV and BCV are both close to 2 parks which is a plus for some people. Sometime ago someone posted the amount of points at each resort. OKW is by far the largest point holder. So it may not be demand then again in may be demand.:D
 

I would give one piece of advice that you will see repeated frequently, buy where you want to stay the most. We own at the BWV and BCV and prefer the BWV. We have loved OKW, however, every time we have stayed there. It is just a matter of personal preference. They are all great resorts.
 
Have you visited any or all of the DVC resorts? We bought at BWV because that is what Disney was selling at the time. We never did any research into resales. We have not regretted our purchase for a minute (in fact have added on at BWV 3 times and in the process of another) but we could easily live with OKW as our home resort we love it so much. Please make your decision based on your personal preferences, not on the number of resales available. You might also want to consider the extra years that the SSR contracts provide. (We don't care about that because we'll be long gone by 2042!) Initial price and maintenance cost are also considerations for each property, but when averaged over the life of the contract should be secondary to resort appeal, IMHO. We are pending to buy 250 points at OKW. Can't wait for the day when we can start thinking about making reservations. I read posts from this board as part of my research into DCV and I found it to be very helpful. Everyone here is so knowledgeable and nice.

One item that puzzled me is what is ressie and how it works.

"Ressie" is short for reservation.

You make reservations by calling Member Services (MS) at the DVC toll free number (another perk instead of the long distance CRO number!).

You can call to make a reservation at your home resort (OKW) up to 11 months in advance of your planned check out date. If you want to stay at another resort, you can start calling for that at the 7 month mark prior to the check out date.

This provides DVC members a four month prioritization at their home resorts. No one can book anywhere during that four months (for that reservation time)at any place other than their home resorts.
