Thinking of buying into DVC @ copper creek

It sounds to me like you should look into resale 100% of the way. Sounds like CCV is ok to you, but not something you are in love with. Direct there is pricier than any resale elsewhere. As only a family of 3, the benefits of direct would not help you much, even if you went more than once every other year, which you aren't. Don't let Disney's sales pressure get to you. They are really friendly about it, but their job is to make a sale, not get you the best deal for you.
The reason people are pushing GCV for you is that it is the only DL DVC resort, and a small one at that. You can get into many WDW resorts at 7 months, but would be lucky to ever get into GCV at 7 months.

I don't know that this is necessarily true when looking at the Epcot resorts (BCV/BWV). Especially when factoring in number of years left on the contract, CCV can really come out ahead when you do the total breakdown of purchase price, MFs, total points over contract length (including current points which are not always available resale), closing costs, and incentives (even without the incentives for a smaller contract). Buying at those resorts right now is not necessarily the best option financially but we did it anyway because it's still worth it to us.

Ultimately I think that's the driving factor - are you buying because you love the resort? If not, more research and buying the home resort you prefer resale is likely the better option.

That's a fair point. I spoke in too much of an extreme. I am sure you can find GCV contracts for more than CCV as well. The overall trend is that resale is the much cheaper route to go, though.

I think that is a very smart decision. There are a LOT of very experienced people here on the Dis that will give you unbiased and "real-life" advice. We've all "been there done that" and each has great views. However, only you know what's best for your family now and in the long run. IMHO, it seems that CCV was just ok and not amazing; it should be amazing! I second trying out different resorts on future trips (renting DVC points from an owner) and make your own decision. There are many many options for you as far as purchasing DVC, but the real determining factor is buy what you LOVE!! I'm sure you can tell, almost every owner LOVES where they own and someone else hates it. There's something for everyone, you just need to find your "something."

All that said, it is the best decision I've ever made and would highly suggest being a DVC owner. For me, having as many points as possible for the least amount possible is my determining factor, therefore buying direct is not for me. I will have 340 in total (after my current contract passes rofr). If I were the use the exact same amount of money buying from Disney, I would only have 141 points. I bought at the resort I love most, OKW and have enough points to stay wherever we want. Everyone is different... Best of luck with whatever you decide!

we are at Disney world right now and this morning we meet up and had our DVC open house meeting and we are looking at 75 points at copper creek...

At 75 points every two years will give us enough for a week stay at curtain resorts and they said if we do it before we leave they will give us 75 extra banked points from last year which we can then carry on to our next vacation

We live in canada and do come down to Disney every few years so this will help save us money on the overall Disney package price we pay every few years and that the fact that you can use it over in Disneyland works becaus that is very close to us complained to Florida

Your comment about the 75 banked points makes me wonder if you realize they would need to be used within the next year. You can only bank for one year. You would be able to combine them with the current year points, but if you only come every two years, you would lose them. If when you say Caribbean Beach Resort, do you mean the new resort under construction or actually CBR? If you use points to stay at CBR, you'll get about two nights every year with 75 points. You get a better use of points using them for DVC. If you are talking about the new Riviera Resort, that is a few years away and may be hard to book. Plus if it follows with all the newest DVC resorts, even a studio will be higher points than the older resorts. If you want to use points to stay at a ski resort, any points, resale or direct, can do that, if you have enough points and if that resort is available when you want to book it. And you need to have the stars line up just right for that to happen most of the time.

For this trip, plan to read up more on DVC, check out renting someone's DVC reservation (renting points - check out the first thread on the Rent/Trade Board under the DVC boards), and take your time. 75 points is the bare minimum. It's not going to get you a lot other than perks you might never use.

Good luck with your decision. We bought 20+ years ago and have had many good trips. But all of our points were way cheaper direct through Disney than what they are asking now (less than half the price, sometimes less than 1/3 of the price). Plus we live really close now, only three hours away, and can take short trips when we find availability. That's the other issue you might have, finding a non-home DVC resort (anything other than CCV) available at seven months out. November will be hard if that is one of the months you like to go.
 
I'd like to stress out something others have already said but it's very important.
DVC sales representatives tell how easy is to get any resort 7 months out or trade into RCI, but it's not the case.

Some DVC resorts are extremely difficult to get at 7 month, one of the worst is the Grand Californian in Disneyland. It's a very small resort and you have to be lucky to get a studio if you don't own there and book near the 11 months window. It's not impossible, but it's very difficult. And it gets more and more difficult every year because it's more expensive than other resorts so who buy it do so because they want to use their points there.

Something similar happens with RCI. There are a lot of resorts, but availability at the best ones is very uncommon and most of the time you're trading down. Other timeshares have lower maintenance fees and better chances of getting the better resorts (because they give a full RCI membership, while with DVC we have a somehow limited access to the inventory). It may happen that the resorts you're interested into never appears as available.

You can buy resale wherever you are in the world.

About having CCV as your home resort: be aware that there aren't many studios there relatively to the total number of points and in some periods it may happen that booking them even at 11 months may be difficult for owners.

When I said 75 points that’s was only because that is what we feel is comfortable buying dirct at 182 per point 75 is about where we can go because in CND that’s about $18k

But my wife had been doing a lot of looking into resale and DVC facts

I mentioned Caribbean before because my wife really likes that resort and we know the new resort coming will be finished in a few years

How ever now looking at resale contracts and the price we are thinking maybe Animal Kingdom or even the poly even thou the contracts are not as long as the CCV and we were only looking into that resort because that was what Disney was pushing us on and even thou it could have been our home resort it does not mean we would always book there

So the way I see it if we by resale the only thing we are not able to get is all the DVC perks like discounts on tickets and food
Those two were the only real perks we were looking forward too we are not too interested in the DVC lounges and stuff manly just the cost savings for tickets and food

How ever if we by resale now and down the road able to by direct then we would be able to receive all the perks ?

And yes since we got married 6 years ago we have been traveling to wdw every two years that’s why we thought 75 is good because every 3 years that would give us 150 points and according to some carts that enough for a week in a studio and some resorts
