Okay. But I am not a skier and mountains don't interest me. I want a Las Vegas Strip Lodge. Never gonna happen
 
I think the biggest problem with HHI and VB was that Disney built them too soon. IMHO, DVC membership was not at a level high enough to support the offsite locations and HHI is not a year-round (or even half-year-round location). I think that, in the very near future, membership will reach a level where VB is booked solid. HHI is already booked solid during the island's season. I think DVC will really need another beach location to meet demand - and there are plenty of beaches with year-round seasons in Florida.

If a beach DVC were announced we would add-on enough for a week each summer without hesitating. We're looking at adding on at VB or HHI (hence the "scouting trip" to HHI in a few days) later this year because we want to stay at a DVC managed beach property each summer and it's getting harder and harder to get those reservations. I would, however, love to purchase at a new beach resort with a nice long contract.
Even as late as a couple of years ago DVC was struggling to sell the remaining points at VB and HH at a $15 per point discount compared to others. Both resorts are easily available about half the year through II. At some point there may be enough members to keep them booked with casual usage but that's certainly not now and we're at over 100,000 members.

I hope that the tipping point is reached soon enough that there are enough members to justify several smaller off-site locations. We'll have to see what the future holds. My prediction is that DVC will initiate three OKW/SSR sized on-property resorts in the next 5 years, but who knows.

You can still buy HH and VB resale in this price range. As I noted, we're not there for HH & VB even at this point so to justify an off site on this basis will take quite a few more members, certainly more than any planned or rumored on site resorts. Even if AKV is finished and sold, CRV and DL; that wouldn't even begin to to approach the number needed.

DVC has soured on off site locations, in spite of some of the rumors, I wouldn't hold my breath. Personally I hope they build 20 off site resorts but it doesn't make sense from a $$$ standpoint. The truth is that DVC is unwilling to compete in a timeshare sales world and thus far, unwilling to pay the big bucks for the few remaining top spots in high demand areas like HI, Aruba or even HH. And they seem unwilling to establish a new destination site as Marriott has done with Ko Olina on Oahu for example.

I very willingly admit that your knowledge of, and experience with, the timeshare industry is vastly superior to mine. :worship:

Still it's fun to speculate. It would be cool :3dglasses to have a sticky prediction thread to keep track of what actually comes to fruition.

I like the speculation game too. Here is a poll that I started in 7/05 asking what people thought would be announced in the next 2-3 years. It's a public poll so you can click on the results and see who voted for that option.

Here are a few reasons:

1. Too Cold most of the year
2. Hard to get to (Denver airport is 2 hours away. Eagle/Vail airport is too small. If there is a snow storm route 70 can get shut down).
3. Too many people are walking around the ski resorts and towns with broken bones. That's too depressing.
