Will Poly2 Be a Part of the Original Polynesian Condo Association?

Yeah, I’m not buying the argument that they keep including Reflections for legal reasons, just because they showed an artist’s rendering of it at some point in the past.

I wasn't saying it for that...just that maybe they are going to use the name Reflections for the new FW cabins that were announced and that if the actual site ever gets redeveloped, then they might want to make it the same association as the cabins so its one big DVC.
 
I think that the way that they have included the updated language does indeed support the new association. Why? Because they don't need to specifically mention the new tower if it is going to be a new phase of PVB...and they didn't update the documents when they added BPK to VGF because it was another phase.
I think this is a stretch. The whole point is if Disney decides to scrap that giant tower, you buying because of that was all you, and no one said that was ever actually going to be built. So, it doesn't hurt to throw it in.

And VGF only had a few months between the announcement and the sales. This thing is going to be hulking over the monorail for years, but no promises, OK?

The lawyers put it in. Reflections will live on forever in the POS and in the contracts. This isn't about drawings. This is about a published advertising campaign that said there would be Reflections because they wanted your money.

No, but it's been said by others. My point being there is a specific reason that DVC is actively continuing to use that term in the POS. The world has lots of words, and I'm not buying that they want to recycle the name from one cancelled resort to use on another, completely different one. That's too messy and wholly unnecessary. New resort, new name. Plenty to choose from.

The announcement for VGF came out in May of 2021 and sales didn't start until March 2022...10 months is a long time and they updated the POS with the VDH restrictions language last year and no one really noticed it until this winter....they could have added BPK at the time they did that...

So, the fact that they called it what they did I still think is a big deal and the site that posted this has been very cautious to always say no decision has been made...but to me, this is definitely something that is important change that was slipped in without fanfare.

Obv the POS had to be amended -- you can't say both ignore that tower in California and also please buy that tower in California. The contracts backtracked on Poly2 from the jump, and the POS will have to be amended again when (if?) it goes on sale, which we know may be never, thanks to the POS.

Disney did deny some of the old projects, like I think NYC?. But that was a long time ago. These are heavily regulated products in a lot of places with a whole lot of regulation to comply with.

They are covering their rear for projects that don't get finished, which happens often for Disney. In modern Disney, they aren't going to advertise anything without disclaimers like this. The disclaimers are even in all the materials for the trailers and that one artist rendering of Poly2. I don't think there's anything wrong with that, I just don't think it says anything about what association Poly2 will be in, because the lawyers would say the same thing anyway.

Even the main login screen says in giant lettering for DLT, which probably will exist: ARTIST RENDERING: PROPOSED

The whole purpose of that clause though is to make sure that nothing that is announced is guaranteed and the fact they did not do it with BPK, because it was an expansion of VGF and not a new component site....definitely implies that the listing of Poly tower is being seen as a future component site...not just a new phase of PVB.

The only updates to the POS for BPK is the update to the resort studios in the overall room count...nothing else was specifically updated.

Of course, we don't know 100% this is fact yet, but they slipped in the restrictions about VDH into a POS change, and never officially announced that may mean that this decision is happening in the same way...through an update to the POS...

I just don't see DVC News coming out with that statement if there was no teeth to it.

Agree. The only reason to continue referencing the term in the revised POS documents would be if the potential for a build still exists. That would be a reason to include "CYA" language.

Newport Coast is also right here in the OC.
 
I really need to see more info on Poly2 to decide if I am going resale or new Poly2. We are studio people. I am ok with the years remaining on Poly1. However, buyers are holding on to their resale prices. Once the announcement is made ( that it will be a separate assoc), I look for Poly1 prices to drop. Many are just not budging on their price hedging it will all be part of the same association.
Same for us! Totally fine with adjoining studios in Poly1. Even better if I can score a bottom dollar resale contract.
 
Disney is hurting for cash now. I think this kind of language lets them alter current projects ( the new cabins) to be included in future resorts ( Reflections). It may be quite a few years that Reflections gets resurrected. This gives them a CYA in case legal action were to come based on the fact that owners bought the cabins under other pretenses.
 
If it were leaning towards the same association, we could rest assured the charts could not be altered that much. With the probability of its own association, yes my anxiety level has just increased substantially!,
I, too, would love to scoop up 100-150 Poly1 points if they get close to $100…but I also think if Disney is aggressive with a new Poly association pricing and restrictions, ESPECIALLY if the point chart is a point guzzler, there’s some chance Poly goes UP. It’s got a long time left, is fairly easy to rent studios, doesn’t have the resale restrictions, etc. I don’t think it would be as dramatic as VGC, but if you assume that a good current price is $130, I could imagine it picking up to $150 or higher if the new Poly tower looks a lot like VDH.
 
Unfortunately, I don’t think there will ever be sufficient pool capacity at Poly :sad2:
I just wonder if it's a new association with an elaborate pool area (somehow) will Disney restrict it to Poly 2 owners? But I don't know what has been said about a new pool and such.
