The large number of new Aulani resale contracts??

Thanks - I should have clarified, we are predominantly 1 bedroom, island garden view people, typically traveling in the spring or fall, for a week. Ten years from now, I can dream of working remotely from Aulani, but until my son is out of school, we are limited to a weekish at a time.

Thankfully his school allows three weeks of travel a year for families.
I think that getting a week straight in a lower cost accommodation view at a time of year when kids are out of school can be tough.
 
Im new to booking DVC but from what I have seen it heavily depends on the room and view category. The thing with Aulani is people tend to stay for longer periods of time due to how far the flights are. It's harder to get 5-7 straight nights in row under 7 months especially for certain rooms. Hotel rooms not going to happen even for 2 days honestly. For my under 7 month trip in August I couldn't get a studio for 5 nights, so I did a split stay in a 1 bed/studio.

Yep. I’ve never done a split stay. Decided if I was going to try it that was as good a time as any since I would be the at same resort. I did not like packing up… but that’s because I pack heavy and make a mess in the room with all my junk. Once packed up though it was easy peasy we just hung out at the beach and pool while we waited for our room to be ready. We went about 5 hours without a room. Going from a studio for 3 nights with 3 people to a 1 bedroom was like walking into a mansion!!

We may do split island in the future, maybe after we have been to Aulani a few more times.
 
Actively trying! Just left on Tuesday and ready to go back. Debating Poly points direct as my 85 year mom wants to go now! (Not wait for me to secure a stripped contract for 2026 points 😬)
I think I read somewhere that the most popular place for people to make offers on Aulani contracts is while staying at Aulani.

I hope you and your Mom find a way back soon! Hawaii is a magical place.

We did a split stay between Hilton Hawaiian Village and Aulani and HATED it.

I think it’s because it takes me at least 3 days to settle into being on vacation and I can’t do that if we are going to have to change hotels and all of the other stress that goes with it.

It should be easier at a theme park because we are exhausting ourselves, but at Hawaii…. I want to get into an Aloha zone and stay there as soon as I can.
 
I’m not surprised Aulani is a prime target for commercial renters. I think its value is the more out of lockstep because it’s disconnected from WDW, has lacked ROFR, is a large resort, but is still considered a premium offering. AKV and probably soon enough BLT would have been good targets.

These rooms go for very high cash rates, very consistently on the hotel side. The capital needed to buy into Aulani has been quite low. A properly loaded contract has access to three years of points at time of closing. Someone not trying hard can get their capital back easily after three-five years by rental 6-8 years worth of points in that window. Commercial renters are even more savvy by targeting things like the hotel rooms. Quickly that invested capital allows one to buy more contracts and the whole thing spins up.

Disney will likely never share with us, but if it were me I’d start my search parameters at owners with more than 1k points and who have more than 10 reservations annually not in the owners name or LLCs. Start combing through those and quickly people who have <10% of the usage in their name for years and years show the pattern.

While it’s hard to say what constitutes the line, I think it’s pretty easy to recognize when the DISboarders start a thread because you are liquidating your contracts, you’ve stepped over it!

But this is also providing a floor for Aulani. It can’t really drop much further because you can’t really have Joe blow recovering their capital on a loaded contract day one.

I just rented a night for a friend and his family in a one bedroom OV for $20pp. It will save him $300 a night over what he was going to pay in cash. So, Aulani points definitely have value!

I have a friend whom I’m covering that is going to Aulani for the second time since 2022. Her partner is a Disneyland obsessive. They are going with grandparents which is code for we have a two bedroom unit.

I’m dying inside that they really could have just fully realized an 150-200p Aulani contract by now and will have my first real life DVC sales pitch shortly!

It’s a great resort, hence why I’m in the ROFR thread prematurely. All my other friends are just in a queue to be taken at this point. The east coasters are going with me to WDW as their kids meet my age and height requirements and the west coasters Aulani… family Disneyland! 😂
 
Do you really think home resort priority is that important at Aulani, outside of June and major holidays? Looking at www.dvcfieldguide.com, it looks like 7 month availability is fairly plentiful?

Asking as we also plan to visit Aulani every other year, so instead of adding on more at WDW, I'm wondering if we should add on at Aulani instead. We likely wouldn't go in June.
You can probably *get in* at 7 months, but you won't have your pick of room category or you might need to do a split stay and change rooms midway through your trip, which is annoying especially if you're in a larger villa with a little more gear, your fridge loaded up, etc.

We like 8 nights checking out on the Sunday of Presidents Day Weekend. The first four nights usually has wide open availability, but the second four nights are always very tough.
 
I just read the DVCnews.com article about the statements at the meetings and this leans me in the direction of believing DVC management have put some "frequent" (aka "commercial) renters on notice that they will be more closely scrutinizing rental patterns and cancelling reservations. My pure speculation is some single person or group owned all these Aulani contracts in some form (whether it be split up into different trusts/LLCs...etc) and DVC has let them know that they'll look more closely than just the number of reservations per membership number per year.

One of the posters who identified herself as an owner for one of the Resale Companies said one of her regular clients received such a letter (they apparently are Club 33, with over 4,000 points).

The flip side of this, is the owner of the resale/rental company that has the bulk of the Aulani listings also is commenting on that thread saying they have no idea how anyone could own enough points to commercially rent. The whole thread was a bit of an interesting read. I debated rocking the boat and asking if the massive Aulani dump going on within their site was tied to commercial renters, but didn't feel like getting into an argument/debate on there.

Sure, 4000 points is only enough to rent out 250 nights of Aulani hotel rooms and generate 70-80k of revenue annually. Assuming that’s all the points that person has. Relatively passive revenue to boot.

I think she’s confusing commercial with large enterprise. Small businesses are still commercially oriented.
