Just a reply to the "How hard is it to get" question. Here is my experience, your mileage may vary. I am certainly not suggesting that these are all peak times, but here goes the story.

Bought into DVC at AKV in November 2008 for 200 pts. Said I had to have the week before xmas to buy. They got me a 2 bdr at SSR for 6 nights using my developer points. About a month later, i bought resale at BWV, 150 pts, 90 pts remaing that had to be used by 2/28/08 (banked from 07) and 150 banked into 09 (from 08). Here are my vacations to date:

SSR 2 bdr, 6 nights, week before Xmas in 08
February 09, 2 nights studio at Vero Beach and 1 Night at BWV
11/20/09 -11/27/09 7 nights 1 bdr, savanna view at Kidani
11/27 -11/29/09 2 nights at BWV, 2 bdr standard view
1/13/10- 1/18/10 5 nights at wilderness villas, studio
2/19 -2/10 2 nights studio, at BLT bay lake view

I still have plenty of points left for thanksgiving and F&W in 2010.

That is 6 different resorts in 14 months at the exact times I wanted to go. It did involve one wait list, that came through. I also have had to make several calls to MS just to check on several dates. On 2 occasions I booked what was available and called back to check on a different resort. When I originally booked the 2/19 - 2/20 dates, only BWV was available. Today, BLT opened up and I switched to it.

The moral of the story is, I got a room at every time I wanted one. I also was able to stay at 6 of the WDW/Vero resorts in the span of 14 months, with no extraordinary effort. In fact, I would say it was easy. Book ahead, call back, be diligent. I must say, DVC works.
