Tell me about your house...

I rent now but have owned in the past. I can tell you what I know that I missed or now look for when renting after I owned a house. I would look at the amount of electrical outlets especially in the kitchen and baths. Lighting is also important. I have found that in Florida they don't put overhead lighting in all of the rooms. This tends to be a problem. Also if you learned to cook on gas and switch to electric later or vice versa you will always feel odd. Therefore look at appliances that make you comfortable. I have learned that Laundry rooms are important and miss one at my current home. Also look at wall space in the living room. Sometimes furniture placement can be odd with the traffic patterns in some newer more open living areas. Finally closets are a must. Florida doesn't have basements and you really need that front entrance closet. I store my vacuum and such there. I hope that helps and Congratulations on your preapproval for your new home.

Things I like about my house-

I love that I don't have carpet. My old house had carpet. The wood is so much easier to keep clean and just seems less nasty than someone's used carpet filled with their old dead skin flakes.

I like having my bedroom near the kids so I can hear if they get up or need me at night.

I like double front doors so appliances and stuff are easy to move in.

I like having an extra bedroom



Things I wish my house had -

Walk in closets in ALL rooms. I would love for the kids to have them to keep toys in. The shelves in teh room always look messy

Upstairs Laundry - it is exhausting carrying laundry up and down stairs forever.

I bigger linen closet. I am shocked how many linens we have accumulated over the years

A mud/transition room from the garage to the house. I enter through my front doors and drop stuff off there that I just bought. I have to put it away right away because it is the first thing ppl see when they come in. I would love to be able to enter through my garage into a private room that company would not see.

We have no desire to move. Don't dismiss a house because you don't like the wallpaper, flooring, or anything else cosmetic. We went through the house several times because we were having a hard time getting past the electric blue accent wall that you could see from the road and the brown shag carpet. Even our realtor was a little surprised when we wanted to make an offer. We were able to see it's potential and now with new carpets, new ceramic tile, new paint, etc, the house looks completely different and everyone is shocked how nice it turned out.

The kitchen is in the front. We thought this was weird when moved in but I like having the kitchen in the front. We spend so much time in it and I can see everything going on outside (with our kids).

To buy a home with a basement. You won't have that option in Florida. We also have an extra room that is an office but I would like one more extra room that's all mine so that I can get a cabinet to put my sewing machine in and have it ready at all times. When I need it now, I have to get it off the top shelf of the closet, debox it, use it, and put it away.
9. If you were going to purchase another home, what are some of the things that you "must have".
4 bedrooms, office, basement, larger kitchen with more storage so that we don't have to store extra food in the garage and something that would have more utility cabinet space so that the kids could toss their backbacks in the cabinets, a larger entry hall closet (we can never fit all of the guests coats in our entry closet), laundry room with cabinets, all bedrooms would have walk-in closets (we're shy of some storage here).

raised and nothing special or that I would recommend. However, my MIL had a convection oven that I loved. I love my refrigerator with the freezer on the bottom.

I love my yard. It's not too big, not too small, and I can maintain a small flower garden. I would have like to have more sunny garden areas for a vegetable garden.

Federal architecture with open floor plan. Many closets. Dry basement (we have radon control and water control under the slab and at the base of the footers). All appliances have panels to match the cabinets. All oak doors, woodwork and cabinets (custom). It is one 10 acres, so very private.

8. If you can go back or change anything about your house what would it be?
Higher ceiling on the second floor and an attic fan.

9. If you were going to purchase another home, what are some of the things that you "must have"
Hardwood, tile, no carpets, high ceilings, open floor plan, 3+ car garage, acreage

Electric

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it?
Cooktop by Jennair (flat burner).

12. Anything else you would like to add?
Love our Sub Zero refridgerator.

We are a special case since we were the general contractors. We put top of the line in for everything. 3/4 fire rock drywall. Custom cabinets. Oak everything. Ground source heatpump for the A/C and propane fired hotwater for the floor. Underfloor heat in the kitchen and all bathrooms.

Did it increase in value?
Yes and many think that is a 100+ year old farmhouse that we updated. It is not a house that will date to the time it was built.

14. Did you house come with the appliances?
We supplied all the appliances, since we were the general contractor.

15. Who paid the closing cost?
Nobody

How much were your closing cost?
No closing cost since we always owned the home. We got a contractors loan to build with and then it converts to a mortgage when the house is done.


ETA: We also have a 2600 sq foot basement. Would not live without it.

Must have 3 car garage, private study for dh, move in ready...I will not buy a house that needs too much work, flooring esp. I have redone floors and it is expensive! Has to have upgraded kitchen. I will not buy an outdated kitchen, big $$,$$$ to upgrade kitchen as well. Those are the 2 biggies.
10. Are your applicances gas, electric or combination? I have gas now. Still getting used to it. I do miss my smooth top electric.

12. Anything else you would like to add? Get a house that has been taken care of. If it doesn't look it, then I can assure you there are things that are neglected that you cannot see.
13. If you don't mind sharing, can you give a range of what you paid for your house? Did it increase in value? Paid 310,000. It has increased to 372,000 in 10 months (although it won't sell for that, probably can list for 340,000, we are still at breaking even for it if we had to sell).

Plaster walls are a challenge but I wouldn't yea or nay a house based on them. Especially if you are shopping in an area with lots of older homes- plaster is extremely common in this area. I have plaster walls and while patching can be a pain it's not like it's caused us hardship.

It has definitely increased in value by between 50-100k depending on who assessed it (insurance vs realtor vs tax collector). This is based on 0 improvements. It will be up even more when we finish the yard and do inside improvements.

I'm going to guess from your questions that this is your first house. There is a HUGE difference in our first house vs. our third house.
I would suggest you answer these questions to yourselves:
1). How long are we going to live here?
2.) How many bedrooms will we need? 1 for you, 1,2 or 3 for kids? Do you need a separate guest room?
3.) What are the MUST HAVES? Things like adequate storage, a place for the kids to go to when we have friends over, gourmet kitchen or not, pool or deck...What you each feel you MUST have. This last house dh HAD to have a 3 car garage and a deck. I HAD to have a certain floor plan. :teeth:
4.) Really look at the finances. Many times lenders will tell you the highest limit you can afford, which leaves very little room for saving money for extras.
5.) Think about how much remodeling you want to do. Some people love it and are handy. My dh and I are clueless so we have to pay people to come do the work. So that becomes a bigger expense if you think you need to remodel to make it "yours."
6.) In my opinion it is worth every penny to buy a house in a good school district. And each school district has it's "good schools" and it's "not so good schools."
