7. What are your favorite features of the house? I love the space. Otherwise, it's not my type of house. DH fell in love with it and I knew he wouldn't settle for anything else. I prefer older homes--something with a bit of personality. To be perfectly honest, I don't really like my house. I'm looking forward to when DH retires and we move to Florida so I can buy something I do like!

8. If you can go back or change anything about your house what would it be? Make the bathrooms and kitchen larger.

9. If you were going to purchase another home, what are some of the things that you "must have." A garage. A swimming pool. Flat lot. House on one floor (no stairs).

10. Are your applicances gas, electric or combination? Electric

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it? Flat burner. It serves it's purpose. I think I'd prefer a gas stove, though.

13. If you don't mind sharing, can you give a range of what you paid for your house? Did it increase in value? We paid $112,000 about 11 or 12 years ago. The value has at least doubled. We could easily sell it for $225,000. $250,000 would still be considered more than fair. I've thought about selling it, but couldn't afford to buy another house in our area right now!

14. Did you house come with the appliances? We replaced the ones it came with.

15. Who paid the closing cost? How much were your closing cost? We paid the closing costs and I dont' remember how much they were!
 
My husband and I bought our first house a year ago. We got one that's large for a starter home: 2000 sq. ft. and 4BR 2.5BA. Much bigger than we needed; we were mostly looking at houses around 1500 sq. ft. It went for a song, probably partly because the previous owners moved out quickly due to a job transfer. It was already vacant when we first saw it. We have had to do some work on the house because the previous owners had terrible taste and the house is 40 years old. It would be perfect in size if it had a 2-car garage and a basement. (But I live in Ohio, and have to worry about frost on my car!) It does have a great 3-season room off the back of the house. The cats love it!

We were approved for a loan nearly twice what we actually paid for our house. Also, we had money for a down payment, but we decided that since we would need money to fix some things up and buy furniture (coming from an apartment less than half the size of the house), we decided to go with no down payment and did a 80/20 mortgage. It was a great idea; what we've done to the house already has increased its value. A home with the same floorplan as ours and in similar shape sold a few months ago for $22,000 more than we paid for our house.

Square footage is important to me, too. I have friends and family who have houses smaller than ours and it definitely makes a difference to have a nice large living room and kitchen when you have people over--oh do we love our kitchen! I can twirl in it and not hit anything! The oven and the refrigerator suck, but we'll buy new ones later. A smallish office/bedroom doesn't make that much difference to me. And we have our laundry "room" in a closet next to the kitchen on the first floor. So we have to carry stuff up and down. I don't mind just having a closet, but carrying it all around is kinda annoying.

There are easy things to fix in a house (ugly paint, wallpaper or carpet) and there are hard things to fix (crumbling bathroom tile, ugly kitchen countertops) so try to keep an open mind about that when you look at the houses. If it's, say, an avocado toilet that's wrong with a bathroom, don't panic. Toilets are generally easy to swap out. But not bathtubs, of course! :rotfl: But you should know your "fixer-upper" limit!

You'll get a better idea of what you like the more you look. I know we did!

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it? Seperate range top and oven, both gas. I LOVE our range top - it was the one thing we really splurged on when we remodeled the kitchen.

Anything else you would like to add? try to visualize the "space" - just becasue there's a wall there - doesn't mean it has to be, or just because there isn't doesn't mean there can't be one there - think about what you'd like to do long-term...electrical, painting, interior changes, exterior improvements - make sure that fits in your budget and what you think the house will eventually appreciate to.

When we had it built I would have:
1. Had the plumbing for a half bath roughed in in the basement.
2. Upgraded the windows
3. Upgraded the trim further than we did
4. Upgraded the cabinets
Basically, I would have spent more upgrading those items that are difficult and expensive to upgrade/redo later. Flooring, trim, windows, cabinetry.

9. If you were going to purchase another home, what are some of the things that you "must have"
This is a partial list!
A real foyer.
A 3 car garage.
9 foot ceilings or higher.
More land.
Laundry room on the second floor.
A mud room on the first floor.
A larger dining room.
Walk-in closets.
Larger kitchen with a desk area and perhaps an island.

10. Are your applicances gas, electric or combination?
Natural gas oven/range, furnace, clothes dryer.

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it?
Gas burners. GE. Yes, I would recommend gas over electric. Gas is instantly "on" and it's easier to control the level of heat and you can adjust the heat quickly.

12. Anything else you would like to add?
If it's important to you, pay attention to the direction your house faces in regards to the main living areas. We live near Chicago and with our gray winters I wanted the back of our house to face south so we would have as much sun as possible in the main living areas during the winter. I think the opposite would be true if I bought a house in Arizona!

If you are building the house and want a fireplace, don't skimp and leave that out to save money. Much more expensive to do later.

We're very glad we upgraded to the "full, extended basement" and that we went with the high-efficiency furnace and air conditioner. Makes a real difference in our utility bills.

13. If you don't mind sharing, can you give a range of what you paid for your house? Did it increase in value?
$178,764. It's valued between $350-$400K right now. We've been here almost 13 years. But keep in mind that we've added an inground pool, my DH finished the basement beautifully, and we've added landscaping. We've also kept the house in good repair and updated condition.

14. Did you house come with the appliances?
Just the oven/range and the dishwasher. We needed to buy the refridgerator and washer/dryer.

15. Who paid the closing cost? How much were your closing cost?
We paid the closing costs. I really don't remember how much those were now.

I have a big house with a swanky master bath. After we had been in the house about 5 years we noticed that there was some discoloration on the wall of the master bath -kind of rust colored.
Well we had someone come take a look. He went under the house and pulled out the insulation. Our entire bathroom floor was rotten! The tile shower had not been done right and did not seal. Water had been seeping from underneath the shower under the tiles and into the subfloor for years!
We used that shower the most -and my children used it to. (It is big and they could play in it)
Anyway if I were buying a house and getting close to making an offer I would check the bathroom floors -run the water and get someone to look.
Since this happend to us -I have met other people that had either that happen or something similar (leaking toilet etc....)
We had the house inspected and it wasn't caught.

4. Carpet, tile, hardwood, or other? Berber carpet throughout except in wet areas where we have basic vinyl. This was an area that we knew we could replace on our own later so didn't place as much value on it. We want to lay hardwood in 1st floor at some point and real tile in wet areas.

5. Do you have a patio or porch? Front porch, we will be adding a patio in the back in a few years.

6. Do you have a laundry room? Yes, but I wish it were bigger.

7. What are your favorite features of the house? The huge kitchen, fireplace, huge gameroom upstairs

8. If you can go back or change anything about your house what would it be? I would make a much larger laundry room with a sink, place to leave an ironing board up at all times, and room to sort clothing.

9. If you were going to purchase another home, what are some of the things that you "must have"? Well, we just bought this one and has everything in it that we HAD to have.

10. Are your applicances gas, electric or combination? All electric, gas lines haven't been run out here yet - we could do a propane tank in the back but didn't bother. I prefer gas but with prices the way they are, it's probably best we have electric

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it? We have a flat electric stove. I like it but it's hard to clean. Again, I'd rather have a gas range =)

12. Anything else you would like to add? Check out location location location! We chose this house for reason above all others.

In the master bath, I would have a larger tile shower, right now it is a fiberglass insert and it is too small.

If you were going to purchase another home, what are some of the things that you "must have" – Because I cook almost every meal, I would have to have a 6-8 burner cooktop, 2 or 4 ovens, 2 sinks, maybe even 2 dishwashers. I have 2 refrigerators now, so would have to have that. I would want a large shower in the master bathroom

I was asked to be on House Hunters - it was going to be about how I bought my condo in New Orleans. That all fell through as Katrina hit 10 days later. With all that has happened I totally forgot about it until my realtor brought it up at lunch last week.

It actually would have made a great House Hunters story. One of the units that I did not buy as it cost more and had a huge homeowner's monthly bill ($700!!!) was hit very hard by the hurricane. The basement flooded and they were totally without power until about a week ago. Another one that I considered had absolutely no damage, but it STILL does not have electricity. The one I did buy was basically untouched except for 2 boards that are a little bit warped by the sliding door.

I share in a house in Arkansas with my dad. It's about 2800 square feet, 4 BR, 3 bath, very large 2 car garage, living room, den, screened in porch, remodeled kitchen. I upgraded the stove to a flat top as my dad fries everything, and it is too hard to keep burners clean.

My condo in New Orleans has 900 square feet, 2 BR, 2 BA and one parking spot in a lot. It was totally gutted before I bought it so everything is new. I love the granite counter tops. I had granite installed also when I lived in Northern CA. I like my New Orleans condo the best. I love being able to walk to restaurants, and I'm on the parade route.

My main piece of advice to you (especially since it is two women) is GET ENOUGH CLOSET AND STORAGE SPACE. That's something that I have very little of even in the big house. It was built in 1965 and I guess they hadn't invented walk-in closets yet.

I've owned condos, old houses, new houses, etc. Think about whether you really prefer new or old. Do you like a yard and are you willing to do yardwork? Do you like being part of a community or do you prefer to keep to yourself? My advice is not to stretch yourself too much financially, leave some money to have fun with. It's not fun being house poor and not being able to buy furniture or fix it up.

Oh I almost forgot...I dream of the day when we can live in a neighborhood where people park their cars in the garage! Our neighborhood now is horrible. Most have 2 car garages and some 3 car and no-one uses them for their cars, they're all full of JUNK! It drives me crazy! (No pun intended!)

11. What type of stove do you have (flat burner, raised, whatever, what brand, do you recommend it? We have a gas stove, it's a Kitchen Aid with 2 burners on one side and a grill/griddle on the other. The top is white and it gets messy FAST. Next time we will go with black.
12. Anything else you would like to add? Buy what you can afford and just beacuse the lender approved you to $xxx don't feel you have to spend that much! There would be no way we could swing the mortgage payment on the amount we were approved for and still 'live'.

We built 3 years ago for $186,000 and homes in the area without a basement are going for $230,000+. With the basement, that is 3/4 finished with a Theater Room, Office, 1/2 bath and 2 Storage Rooms I would guess we're around $250,000???

Most importantly, when you find what you think is the right house, go back to it at different times of the day to see what the neighborhood is like. We looked at a house in one neighborhood during the day and the next time we went it was after business hours and we really saw who are neighbors would be.

Closet space and another bathroom are on the top of the must have list.

We have walk in closets and I can't tell you how much I hate sharing a closet with her.

I'm not too keen on sharing a bathroom with her either. She is messy, messy, messy.

I was asked to be on House Hunters - it was going to be about how I bought my condo in New Orleans. That all fell through as Katrina hit 10 days later. With all that has happened I totally forgot about it until my realtor brought it up at lunch last week.

Bless you for posting this! As a realtor, I was very disappointed when I read a story on a real estate board, that the whole show was a fake.

I can tell some aspects of it are "set up", but this article said the whole show was a farce. Since I love watching it, this makes me feel better! :)
 
I guess the "fake" part would be that they re-create the whole looking process. It's not done in real time, but it still is real. Or at least mine was going to be.

They actually contacted my realtor, and then she asked me if I would be willing to do it. It would have been fun.

One thing I've never understood about House Hunters is why so many of the people looking or the realtors wear such very unflattering clothes - too tight and too short. That was my only concern - that I not wear something totally inappropriate for someone my age (and weight:flower: ).
