I had been waiting to buy a resale VGC contract but sort of missed the boat. VDH doesn't really excite me. We do need more points. I think. (Transferred 200 points in this year.)

We already own at VGF and Riviera. Although the adults in our family might prefer Riviera as a home resort, (ducks) the Magical Beginnings deal is actually a little more expensive at Riviera. So I'm not sure what to do and would welcome your input.
 
I did choose RIV is better but only because the difference between the two with MB would not be that much for me to choose my second choice resort over my first choice resort.

BUT, I think you should go for it, whether its VGF or RIV!!!!
 
I think you should buy the resort you’d rather stay at. While I think Riviera is likely to be an easier resort to trade into when it’s sold out, that probably won’t be true for standard view rooms. And that will make a significant difference in cost because you’ll need more points in the long run if you’re staying at Riviera as an owner elsewhere.
 

I’m going to offer a contrarian view on Magical Beginnings…..

You lose the 2022 points, you have to pay taxes on the rebate check, which will likely eat at least 1/3, maybe close to 1/2 of the savings… You have to pay dues on 2022 points if they are the current year for you.

I think it is a good incentive, but it isn’t the sale of the century some are trying to make it out to be in my view.

Biased RIV owner checking in :P Personally I'd pick RIV because you can always add on VGF later on and for the most part be able to use it's points at the majority of the other resorts. Once RIV sells out that price will shoot up direct and if you decided to go for resale of course you'd only be able to use it at RIV but that's just me :P. I'm thinking of adding another 200 direct RIV sometime next year but we'll see.

If it’s a rebate, you don’t get a 1099. It’s definitely not a rental income.

Do you get 1099 though? It would wipes out the savings if you do.
Better to sell at 22 than 16 assuming one is not using the points.
 
Ignore the details - do you want an Epcot resort or a Monorail resort - that should be the one and only question.

No dues on '22 points since we're no longer in 2022. And the '23 dues are prorated since we're part way through the year.
 
Buy where You like, by the time the kids inherit it they may prefer Riviera. And on price/deal - if you base it on years left on contract then the RIV might be the better buy even though current discount is less (expiration of 2070 vs 2064?)
We own BLT, VGF & RIV - I probably enjoy the RIV the best, but you never know what will change in the future.

200 points is a weekish at GFLO which cost maybe 5-6k cash? Magical beginnings only giving you $4400 (taxable?). You have to pay dues either way. I say bank those points if possible or better yet book a trip!

If you LOVE riviera then go for it, any doubts go with gflo, riviera will get old just like the other resorts and the next shiny resort will be up on your sights. Gflo always going to have that resale protection and it is a monorail resort and has views of the MK. Location, location, location, maybe not for your if you prefer epcot or the gondolas but future buyers, non Disney family/friends you might want to bring will more likely prefer Grand Floridian.

So do we! If RIV were the same price as VGF or a little lower, I’d definitely be buying that over VGF. I get what you’re saying about the 6 extra years at a time when I’m not likely be alive, let alone care, but the trade off will be that it will be easier to get my scooter and wheelchair on the walking path than the bus/skyliner. LOL.
