Swapping BRV for CCV...or wait for LL - Expiration, Fall Bookings

I own at Boulder Ridge Villas and love it. Matter of fact, I prefer it to Copper Creek Villas, of which I've stayed. During the holidays, there's something about walking over the 'bridge' back from the Wilderness Lodge Lobby, with the music playing, the white Christmas Lights and the quiet compactness of the property. To each their own. Anyway...

I'm wondering how many people, for Wilderness Lodge's sake, have sold their BRV contract and flipped to CCV because of the 2024 (BRV) expiration. Is this a thing or am I making more out of it than I should be? I know I've read multiple times that booking CCV after the holiday decorations go up are like "The Hunger Games" and I can't say I've had that experience with Boulder Ridge - at least not to that extent (and I'm talking about booking Studios, too).

Lately, I'm thinking to wait on Lakeshore Lodge if I'm going to sell Boulder Ridge - or at least pick up any new contract. Still, as big as that resort's going to be, I just can't see Disney spending the money to make it as grand and thematic as Wilderness Lodge, part of the Eisner era, especially decorating for Christmas. I keep waiting on concept art for the resort and can only figure Disney hasn't released any - even though they're well on their way to building the thing - because people will see it and wait to purchase (it), rather than buy at a current resort offerings like the Polynesian Island Tower, Riviera, etc.

So, has anyone given up on Boulder Ridge Villas because of the 2042 deed expiration for a 2068 Copper Creek Villas contract? Anyone thinking along those lines that hasn't pulled the trigger yet? Will Lakeshore Lodge be your trade-up from Boulder Ridge if moving on from a 2042 contract is in your future?

🤔

I mean.. if you really prefer BRV that much, is there a reason you aren't just holding it til expiration and then re buying it when it potentially gets new deeds sold in 2042?

I'm a pretty big proponent of buying for a mixture of value/home resort priority but there are costs like broker fees and etc. that may tip the scale to just keep your BRV if you really love it that much. At the very least I'd wait to see what LSL looks like before jumping to CCV.

I personally would suggest since it doesn’t sound like there isn’t an imminent need to trade BRV at the moment, to wait for more information. The two prices of information I’d wait for is LSL information and to see the CCV renovation that will begin soon. Disney likely won’t mess up the renovation but I’d take the wait and see route. We are currently in ROFR for our first CCV contract!

I would also be willing to wait to see how LSL is sold (Deeded real estate VS Trust model)

Thank you for your reply and congratulations on your contract - welcome home!

In general, I try not to solve problems that haven't happened yet.

Your problem hasn't happened yet. You prefer BRV. BRV is still open for business, and will be for another 15 more years. A lot can change in 15 years. When that time comes around, that's the time to decide what to do next.

I understand what you're saying - I'm just a proactive person by nature.

Ride BRV into the ground and then see if you actually want to still be going to WDW in 2042.

Agree with everyone. Sit tight and see what happens.

As for LSL, I can’t imagine the resort will have the “feels” and the theming of Wilderness Lodge. It will have lovely modern rooms and a lazy river, though.

I believe it is more difficult to book certain rooms at CCV than BRV, even for owners. They added room types that cost a lot of points (Grand Villas and the Cabins) to CCV that BRV doesn't have. This gives more options and let them sell a lot of points. But most owners are looking to book the smaller cheaper rooms like studios. So it may be easier to book a studio at BRV for owners there than booking a studio at CCV for owners there.

I agree with some of the others. If you already have BRV and love it there there may not be enough reason to sell and rebuy CCV. If you were a new prospective buyer maybe CCV would make more sense. But taking a downgrade in your mind and having to take a hit from the brokers when selling may not be worth it just for a longer expiration

Completely agree, 💯.

Wilderness Lodge is going to be better than Lakeshore likely if you want that wilderness feeling. I could be wrong though easily. I think Wilderness has that feeling you are at a lodge in various parts of the US (part of why we decided not to buy there because it felt like we were at home not WDW). Meanwhile DLL seemingly is going to be like that new luxury resort that goes on the lake that is completely out of place but is still really nice and modern.

I could see people switching for it though especially if you are younger or just starting your family.

We fell in love with RIV and did sell BWV for that reason, but also because it gave us a longer contract length for our adult kids who we added as owners for that.

The only plus to selling and buying now is the longer you wait, the price for BRV will go down and who knows what will happen with CCV.

Once VLL comes online, it might have an impact on these?

To me, it still comes down to preference and if you prefer BRV, I’d say not worry quite yet, especially given that the studios at CCV are much harder to get during the fall.
