Just saw this thread from last month:

I was just wondering if anyone knows if this passed ROFR. It'll be interesting to see how aggressive Disney is on ROFR for SSR resales. It seems to me that they would want to protect the price point for marketing purposes if for nothing else. Why would I buy SSR at $95 if I thought it would be worth $78 on the resale market tomorrow?
 
Don't know if it passed ROFR. But with the broker's commission and other closing costs that they may have had to pay to unload it -- that may have cost them a bit of money.
 
I dont see Disney taking a loss on this contract just to protect their market.

Why would you buy from Disney? In theory, once you add on closing costs and possible 2004 dues, you could be paying more like $93/point already. Then you might have to add on the cost of a loan because you have to set up your own financing. But even if you didnt, I'd say dealing with Disney is worth the extra $2 per point.

DVC holds its value far better than most any other time share on the market.

And the reason you buy it is to use it. Why do people buy new cars when they lose thousands in value when you drive them off the lot? They buy the car to drive it, you buy DVC because you want to vacation in style at Disney.

If the contract was for $78/point for 250 points that would be $19500 up front. For Disney it would be $23750. If you add the closing costs into all this. I'll guess that it would be about $525 for closing $20025. I am not adding in maint. since you have to pay that for both anyway.

Resale: $20025
Disney: $23750

That would be a difference of $3725 and that would make with closing, the point cost for the resale to be $80.10/point. With the interest rate I would get from my bank for this type of a purchase that would make me even more likely to buy resale.

Although the process for resale is much slower and that might alone be worth it to some to pay the extra $15. But I would guess this was a good deal for whomever found it if it did make it through ROFR.

Buying through Disney is so much easier for many. For some they don't have the means or the ability to go get a loan on their own. That alone makes Disney so much nicer to buy through.
 
I was told about this listing when I was inquiring about resales at SSR several weeks ago. I believe this listing was sold in matter of hours and from the sounds of it, it passed ROFR.
 
I just got the DVC video and in the package there is a note about saving "up to $1,500 or more" when you buy. I think this refers to a selling price of really $90pt plus they will offer to buy back your 1st years points for $5 each, which makes the buy $85pp (or if you buy the min 150 pts, you save the $1500. (Please correct me if I'm wrong.)

But if someone was saavy enough, they would try to rent their points out for $10 instead, knocking the "costs" down to $80. So if the resale was stripped of current year's points, then that may explain the passing of ROFR.

Just to clarify, the $1500 was referring to buying the first year's points back at $10 a point. I heard that would go until at least the opening of SSR. So, do not know if it is still in effect.

There was a $5 per point incentive if you bought before??April3??. That was just $5 per point straoght out, you would maintain all your points.

Many people opted for teh $5 incentive and planned to rent their points at $10. So, they were basically get $15 back per point.
 
The $1500 deal must still be in effect since it was included in my packet I got yesterday.
 
As a few weeks ago... the "real" price is $90 point (including the $5 discount they give to anyone who has a pulse)... and $85/point if you want to turn in your first year points.

If you choose to rent your own first year points for $10... that would bring the cost down to $80... assuming you find a buyer and things go smoothly.

We chose to keep our first year points for our own use. If SSR was widely available on resale... that is the route we would take. I think you could always do a little better buying resale rather than from DVC.
