I did a search on this but no answers to my question.

Disney is currently selling SSR at 85 a point for the promotion price in lieu of the free vacation.

When do you pay your first maint fee and I was told that SSR won't be available until May 2005. So if someone were to buy today when would the main fee be do and when would your first points be available?

Also, I read somewhere on the board if someone was to buy from Disney you could pay the balance off with your Disney Visa (for the bonus points). Is that correct? I know the interest is high but we would pay off the balance immediately as long as we could get the points.

I'm taking a guess at this one. There are several unknown factors involved at SSR.

First, the building that you would legally own a piece of does not fully exist yet. DVD is still constructing it. Even though DVC allows us to stay at ALL of the resorts in the program, you don't have access to that priviledge until YOUR unit is part of DVC. In other words, you can't stay in a unit that someone else owns until your own unit is ready for occupancy.

Given the May date you cited above, my guess is that the points DVC is trying to sell you are in a building that is not scheduled to open until sometime in May. If that assumption is correct, you could not stay at any DVC resort until your unit is ready for occupancy.

There is also a Use Year consideration. Your Use Year deteremines when you receive your annual allotment of points. You have to have the points available as of your check-in date. However, you can always borrow one year in advance. So, even if you were buying a December Use Year (with first points coming in Dec '05), you could still borrow them and stay sooner.

So, that sends us back to the May construction date as the most relevant.

Maintenance will depend on your actual Use Year. If you buy a December Use Year, you should only pay 1/12th of the 2005 dues. Those would be paid in December. If you buy an earlier UY, the dues will be prorated accordingly. If you have a Feb, Mar or Apr UY, payments will likely begin in April or May.

You'll need to ask a few questions of your Guide in order to be certain where you stand. Here are the questions to ask:

1. What is my Use Year? In most cases you can pick any Use Year that you want. If your travel patterns are consistent (you normally visit during the same approximate time annually), then you want a UY that immediately PRECEEDS your typical travel dates. If you travel at different times or anticipate your patterns will change in the future, the Use Year really doesn't matter.

2. Ask them the earliest date at which you will be able to use your points. Again, this is likely tied to the construction schedule.

3. Ask them when dues payments will begin. The amount will depend on both the Use Year and opening date of your unit. But DVC should be able to tell you the exact date at which they will begin to debit your account.

Yes, you can do that. You cannot schedule your recurring monthly payments to be charged to a Visa card (bank account debit only), but you can schedule one-time payments to be charged to a credit card, and that would include paying the balance due on the note.
 
I was told by my guide that the ten dollars a point and the DVC owner's special ended on 9/30/04. I had wanted to wait to see if we passed ROFR on a small BWV contract (75 pts.) and then buy as a DVC owner so I could get the free APS. Now I am wondering if I was told the truth ? Are the promotions still being offered ? We are not going to DW until 1/08/05 and we are staying at OKW. I was also debating whether to buy at OKW or SSR. I have not sent my papers back in as I am waiting to see if we pass ROFR. So does anyone know if the promotions are still being offered ?

The "Complimentary Disney Vacation" offer is still listed on the public DVC web site. I assume they would also offer the $10 per point credit as an alternative since the two deals are basically equal in value.

If they aren't offering the $10 discount for some reason, take the points and rent them for $10-12 each. Same net savings.
 

We just purchased SSR this week and we took the "free vacation" incentive. All that means is you get points (however many you are buying) NOW that you can use between now and Sept. There are no maint. dues on those points but there are some resrtictions -- you can't borrow or bank them so if you don't use them you lose them and they can only be used for Disney hotels or DVC resorts other than SSR (since technically we're buying SSR phase2 which won't be complete until spring. Then in June we get our regular allocation of points for 2005 and the maint fees on those will begin then (as will the finance payments if we decide not to pay it all before then). One restriction on that points allocation however is that those points can't be used in any way (i.e. we can't boorow any) until SSR phase 2 opens which our guide said will be April 2005. So if you take the 85/pt. deal you won't have dues until at least June (April and May use years are all sold) but you won't be able to use the points until April (borrowing them then). But you can go ahead and make your reservarions as soon as you make the deal with DVC -- so if you did want to travel in April you could make the ressie now using borrowed points. If you wanted to travel with point before April you'd need to take the points incentive (the "free vacation").

One more question... I'm expecting a call from my guide tomorrow to satisfy my addonitis issue (thinking about adding 130 at SSR) but the incentive offers say that you receive your number of points to use as an II trade. It mentions nothing in there about being able to use it at a DVC property.

Any thoughts? Am I reading this wrong?

When we paid for our contact, we put it on our Disney Visa and then paid it off when the Visa bill came due. Also we are having our maintenance fees auto billed to the card. Great way to get somthing back!!!
