Space Conversion at BWV?

Received an E-Mail from DVC stating they have sales available at BWV due to Space Conversion:

Exclusive opportunity for you to add on at Disney's BoardWalk Villas!
It's amazing but true: Disney Vacation Club has additional inventory available at Disney's BoardWalk Villas, thanks to recent space conversion at this popular resort.

I knew they had picked up some resales through ROFR, but what space conversion did they make? Did they make that lounge area on the top floor, the one that never really materialized, into units?

Anybody got the scoop?
 
I was under the impression it was because the models and sales offices were moving to SSR. I was always confused how they could sell points for that space if it has yet to be converted. Perhaps the models already are. :cool:
 
yes, i'm pretty sure the "space conversion" is the sales offices to be converted to rooms later.

i'm guessing that the fact they're selling points this early, before the conversion actually happened, is throwing the BWV points out of whack.

not to mention the extensive renovations they're still doing on BWV, which seems to be taking forever.

but, maybe attendance is down, so Disney feels they can get away with selling the points now?
 
From the tour we did some time ago, it seemed like the models could be easily changed and added to the BWV inventory. The front sales/reception section might take more time, but the actual villa units seemed to be along the BWV hall and would only need the decore updated to BWV decore. What a great perk for BWV owners, glad to see the extra point availability for them.
 

I called my guide yesterday for more information on this & she told me that it was the sales office that was being converted to units.

JMO, but I would also think it may be units they have bought back on ROFR and are now selling the points again. :confused:
 
So, does anyone know is the sales office/models are still open? I had planned to stop by and see the models next month (June 3 to 12). I haven't stayed at any resort except OKW and I wanted to see the room configurations.
 
I am just wondering if the additional points will have any effect on dues at BWV. It seems that if they have more points available to divide into the total maintenance costs, it may bring down the cost of dues per point. Any chance of this or am I crazy for thinking that it could have that effect.

I doubt there will be much impact on dues. I'm assuming that the cost of maintenance, housekeeping, etc. for the space used by the sales office was being paid by the DVC sales unit. When sales moves out, these funds will go away as an income stream at BWV (and become part of the income to SSR), being replaced by annual dues income generated from the added points now being sold. This may not be an exact wash, since dues also pay part of the cost of transportation and such, but the major share should be close to a direct offset.

My bet would be the impact on dues would be so slight as to be negligible. But it is a nice thought!
 
i believe there are already something like 4.7 million BWV points owned by BWV owners already... so, another extra 100,000 points is not going to lower the dues that much.
it is a nice thought though.
 
We went to an members update this morning. We were told that when SS gets registered by the state of FL. They will be moving the sales offices to there. They are not allowed to say anything about SS until they are legally registered. The offices here at BWV will be converted to rooms for our use.
 
Does anyone know exactly how many points are available and how much they are per point? How quickly do you think they will sell out? I know they are offering the magical beginnings on these add ons. Is it worth it to save the $10 per point?

Points are $84; my guide said today there are approximately 56,000 points left, distributed between the different use years (however, don't know how many points were distributed for each different use year and whether or not they were distributed evenly between use years. My use year, March, only has 4,000 points left; February and April points are also selling quickly. Other use years, like August, October and December, have lots of points left. I think there will be points left when they go on sale to the general public on June 1, but not all use years may be available. If you don't need the points this year (we didn't so we used Magical Beginnings), then using MB will give you extra money for your down payment.
 
I just brought 120 points at BWV for the October use year yesterday. I was told "there are points but they are selling".
The Magical Beginnings worked well for me because my plans are already set for this summer. So I paid $74 and financed over ten years at 9.75%. Just as a note, I just applied for a home equity at a local bank which is 4.99% for 10 years and will put my loan on that.

I am one of those who brought at BWV 3 years ago, didn't know I'd like it that much and didn't buy enough points. This to me was a second chance.

Are the sales offices at BWV still there and open? If not, and they are currently converting that space, where are the sales offices? Are they selling the extra points in anticipation of the converted space being available in the near future? I guess I'm a little confused. They're not ready to open them at SSR already, are they?

My guide told me the offices will not be moved till next year, therefore the rooms will not be available till after that. I didn't get specifics, but I think there were several "behind the scenes" offices as well as the "visible" models. I'm sure if the models become real rooms they will close the fence to make them like garden rooms w/o access from the boardwalk. It would be really cool!
 
msdis is correct. I spoke to my guide yesterday. She told me that they got approval to move the offices earlier than expected. Since those rooms are going into owners inventory, but are not yet actually available, they need to use MB to get some of the points back until the rooms are actually converted. She thought they would become available later this year, maybe around Nov
 
We just got back from a visit (and wound up adding on another 100 pts!). Our guide pointed out that the layout of the conference rooms is actually all set up for a regular villa layout. What is now the hallway between the conference rooms is actually the middle of a villa, where the far wall of one side of the conference rooms is where the door would go. Basically they'd need to move around the walls, but the outside walls/windows are all set up to go.
