Some DVC members are deluded

Pretty much this.

Was saving points for Aulani this coming summer but wanted to do NYE at WDW last month.

1 night at Art of Animation, the cheapest room available, was $200. Cheapest "non value" resort? $500.

Any my Aulani 5 night 1 BR/4 night studio split stay I've got coming up? Let's just say a bit more than the 324 points (VWL) worth of maint fees the trip "costs", even if you factor in the cost of the contracts when I bought them (well, the fraction used for this vacation, when divided up over time).

DVC was my first timeshare, but thanks to boards like this I knew exactly why and what I was buying.

A more correct statement might be that dues pays for perks given to members. DVD does pay for some items if they feel that it will benefit their marketing program.

:earsboy: Bill

Actually dues are not used to pay for perks given to members. I am surprised you don't know that. DVD pays for all of them which is why they can't give us the sky and the moon as some want.

I imagine DVD pays for some perks and some the other divisions/entities agree to eat with hopes it will drive revenue in other categories. I.E., if Parks and Resorts gives a ticket discount (such as the AP), does DVD really pay some portion of that back to Parks and Resorts or is the hope the increased purchase of passes will lead to increased revenue and P&R foregoes any additional compensation?

Events such as the 25th celebration and beach bash, I would agree, DVD pays the cost to "rent" the park at whatever the going rate for internal entities are.

Those are overly simplistic examples at each extreme of the spectrum, I recognize that.

"Perks" needs some definition. Our dues pay for the mingles, Christmas parities, association meeting. The restaurant discounts are provided free by the companies who own the restaurants, DVC merchandise is a for profit business, no real discounts, ABD and cruises are also a for profit business even though they are run by the same President that runs the DVC, the head of DVC also runs ABD.

Just looking at the comments underneath the "Celebrating 25 Years" news item on the DVC website.

A lot of people are suggesting that members should get "Free Dining"!!

Why on earth would Disney offer DVC members this??? :badpc:

https://dvcmember.disney.go.com/post/celebrating-25-years-and-beyond-20682

Many disgruntled members have what they feel is a strong argument they were deluded into buying DVC.

I freely admit to biting, hook line and sinker, but would like to think i'm not in a delusional state:p, which is where many of those post comments appear to be emanating. :rolleyes1

Since the thread was about the 25 Anniversary that was my reference point.

I think Disney has dug themselves a hole with the free dining thing. People see others staying on cash getting free dining, or have gotten it in the past, and don't realize that they're paying a super high price for the room and agreeing to full price MYW tickets in order to get the dining.

Oh yeah. Learn this first hand my someone I work with. Bought 200 points at PVB, said something about getting free dining to my boss. Boss told her that DVC doesn't qualify for it she freaked out. She honestly doesn't truly understand what they spent $33k+ on. Took the tour and financed it right then. My boss figures within three years they will sell, I don't even give it that.

Such a kind, compassionate coworker you are to talk about a family's personal affairs (that they trusted to share with you) in that manner. They'll learn to keep to themselves when they hear the manner in which you speak of them. Then they'll be "THAT family" that keeps to themselves. :chat:

I don't see anything wrong in the post. They simply shared info without identifying details and hopefully did so as accurately as possible. Without this type of information this board wouldn't exist.

I mentioned in this thread all I want is my estoppel as a benefit to help my initial closing process. I just received an email from *** stating that Disney sent out a mass email yesterday stating they will be releasing estoppel information two weeks prior to the scheduled closing. *** does not know if this applies to all request in their system or is effective with a request date forward.

Interesting. Do all contracts include a clause specifying a closing?

Were I in the market, I'd now be sure to include a closing date clause with every offer I made. It only has to be 30 days from submission, so that is what I would insist be in the contract (unless I was OK with a closing after a planned vacation by the seller).

I've long held that one should specify closing as soon as possible but that meets the ROFR requirements. That'd be 30 days from when it was received.

I'll have to start looking to see if that advice is given to posters asking about offers, and if not, offer it. I wonder if the brokers will resist - some are better at managing the process than others.

My guess is that this "new" MO is just Disney's way of prioritizing a peak work load. Makes sense to me that they would do it this way since no good business staffs to peak.

In my resale contract I placed a statement "closing date to be 3 working days or earlier after ROFR". This was through TSS.
I closed two days after ROFR was finished.

IMO the best work flow is to not get behind and work on the ones as they come in that way it isn't a problem. Having to shuffle to see which ones you have to do first just adds more work and time long term.

I don't care about discounts or new freebies, etc...I just want DVD or WDW to stop taking away things like the no expiration passes, limiting benefits for resale purchasers, or cutting dining plan benefits. I loved the $199 4 day no repeat park passes they offered this time last year...have we seen them since ??
