We also bought resale. We closed this past February and didn't need a notary either. Our closing company was http://www.timesharetitleandmore.com
Any idea why the one did?Three of my four resale purchased did NOT require a notary. I really don't think one will be necessary.
We're using Timeshare Store / Magic Title - don't know if that makes a difference?
I'm pretty sure that when we bought resale we didn't need a notary but when we sold we did.

I went back through my documents and couldn't find any that required a notary; so let's change that to 4 for 4. Two with Timeshare Titles and More, one with First American, and one with Vacation World Title.Any idea why the one did?
It can be needed but it isn't usually. It will be needed if you seller is non USA or I think if they still have funding on it.

In the UK you have to go to the American consulate to do this if it is requested. Best to make the appointment as soon as you pass ROFR as you can wait up to 3 weeks. you can cancel if you don't need it.

This isn't good to hear. Our sellers are in Scotland, so unless TTS told them to make an appt in advance, we'll have to wait several weeks for them to return the docs. /sigh.
Sellers need 2 witnesses for the deed, the notary can be one of them but must sign separately in the witness location, just being notarized does not count as a witness. For a buyer I don't think there's any legal requirements for witnesses or notary but different closing companies may have requirements as well as if one is financing and these will all vary.Congrats!
Do the witnesses have to be anyone in particular?
And the notary will stamp this with witness signatures already complete? Or the witnesses need to be in the room too?
I sold both my DVC contracts and am an Expat living in the EU. Will I need to go to the embassy to get my closing documents notarized?
For our contract where we used Timeshare Store and Magic Vacation Title, we did not need to notarize anything for sure.
Did you finance?We got our closing docs yesterday and needed a notary.Also needed witnesses for one of the documents. We did it at our bank, the notary just used other employees as the witnesses. Once again no consistency in the process, oh well.
