Should we up price per point to make ROFS

Hi All!

We are currently going through Shontell for a VWL resale.

Here are the specs

Use year August
73 points banked from 2003,
Of course 150 points coming on Aug 2004
We pay dues and the closing costs.
Cost is $69 a point.

Should we up this to make it through ROFS?

I did speak with Shontell regarding this. She said that we have a reasonable chance of making it through. It all depends on what Disney needs at the time for add on points for others.

Is there a way to counteroffer, if Disney excercises ROFS.?

I will be talking with Shontell again tomorrow. I'll reask these questios that I have.

If others have went through this would like your advice.

Sounds like a good price! You didnt say who was paying closing (buyer or seller) or dues. If the seller is picking up these costs it makes your contract more attractive to DVD.

Most times, these are the factors that make a contract more attractive for ROFR. Price is pretty steady.

As Shontell said it does depend heavily on what Disney has on the waiting list for add-ons.
 
You might up the offer a bit. I'd been told to offer at least $71 for WLV and BWI. Is it worth $300 to be sure you get this contract? $150? $450?
 
If it were me I would leave the offer as is and take my chances.

There will always be another one.

Not to beat a dead horse but you can counter offer.

I thought I saw a thread here not long ago that said if Disney exercised their right of first refusal you could make a counter offer and the process starts over. .Check this out with your agent. This way if Disney doesn't act, you get the contract at your original bid
 
you can make a counter offer only if you know they took the contract in time. Disney notifies the seller and if your broker isnt on the ball, then theres no oppertunity. it was took weeks after Disney notified the seller before we found out they had taken it.
 
We just recently completed an add-on at OKW at $65 / point plus pro-rated maintenance (June Use Year) and ALL of the points in 2003 and 2004 were available. Our salesman suggested we increase the offer to at least $70 / point and pay full maintenance. We chose to offer what they were asking and pay about 1/3 of the maintenance for 2003. It went through ROFR just fine.

I'm not sure if we were just lucky, but it feels funny offering someone more than what they are asking.:crazy:
 
I have no suggestion about what to offer, but I do know there is a pretty lengthy waitlist for VWL. I was # 7 a year ago and just
got point thru disney. I wanted a Sept. Use year. I was told just two weeks ago the waitlist is over 20 deep. Good luck!
 
Whichever way you go is up to you. may I suggest you don't pay more than you are prepared to, ie decided you didn't want to pay more than a certain price you and the spouse agreed to. It is awful easy to have your emotions kick in and you end up ever paying. Just remember there will be other contracts.
 
I spoke with Shontell this AM.

She suggested staying at the $69 and not offering more. She is optimistic that this will go through since we are paying all closing costs and all dues for 2004.

Keep your fingers crossed.

If this one does not get through ROFS, there are other contracts. Perhaps if this one doesn't make it though it means that we were destined to buy more points in the first place.
