Selling to Switch Home Resorts

I own at VWL but we never stay there - we always stay at BWV so the ability to book standard view at 11 months would be great for me!

If I sell my contract and buy a BWV contract - I am wondering how much I would lose in the process. I guess the trick would be to sell my contract for a few dollars more per point than I buy at BWV to help cover the expenses.

So these are the fees I am aware of:
Selling: Broker Commission- what would be the average on this?
Buying: pay the closing costs

are there any other hidden fees I need to consider?

That would be a great board on here - people who want to trade contracts!!

I'm guessing that you would need to sell your VWL contract for at least $10 per point more than what you pay for a BWV contract to avoid losing money, and that's not likely.

Unless you get extremely lucky selling your VWL contract, I don't see you doing this at all without losing some money.

Commission on contracts runs between 10% and 12%. I used TSS and paid 10% when I sold a contract.

In addtion to those, and closing costs on the new contract, you might have to pay additional MF's. Of course, all that is negotiable and could help to make the difference between what you sell for and what you buy for less.

Plus, if you are able to get SV more often, you might be able to buy less points at BWV to further reduce the price difference.

Maybe you could find someone looking to swap their BWV contract for your contract, straight up? Not likely though.

Why don't you sell 50 of your VWL and buy 50 of the BWV points. It would give you home field advantage for the booking and not mess up lossing too much money!

Keep in mind that you can't split up an existing contract.

OP: Consider finding a BWV owner who wishes holidays at VWL and simply trading reservations??

We sold our OKW and re-bought in at BCV (back when BCV was new and for sale from Disney).

It worked out fine, glad we did it. Get a PT job at a Disneystore, and you may break even.

The 11-month booking window will only apply to the points owned at the home resort. If the OP buys a small contract, say 50-points, at BWV, they will be able to book BWV reservations using only those 50-points at the 11-month window annually or 100-points biennially.

Forgive my ignorance as I'm just starting to dip my toe into the world of DVC ownership, but in this situation, could one simply transfer the points from the larger contract to the smaller one in order to make a reservation at 11 months?

You can only use points from your home resort to book 11 months out. So, no. You can't use points..say from VWL...to book BWV at 11 months, but you can book at 7 months (using VWL points).

I figured the answers would end the debate in my head...

I was surprised by the high commision fees from the brokers. When I consider all the work a real estate agent does for me when selling my house and their commission is about 1/2 of that...although I guess they would make a lot more off my house than a $15,000 contract so it makes sense, just not how my brain was originally thinking

I thought about trading points to get the reservations but to be honest, the headache of it all would drive me crazy. Maybe crazier than waiting to see if I will get BWV each vacation!

No, points belong to a resort, no matter how they get traded. For example, I just rented BWV points for my brother to go with us next September. I had those transferred into my DVC account but they still showed as BWV points. So, I was able to book his room now but still can't use my original VWL points to book at BWV until the 7 month window.


In the end - if I ever have to stay at VWL - the world won't end, I'll still be at Disney...

If you ever want to stay across the lake from BWV keep me on your rolodex for a point transfer. LOVE VWL but all our points are at BCV.

The resale price for both resorts should be about the same thus an adjustment in per point value should not be needed unlike doing this with VB, HH, OKW or SSR for example. Technically each would be a separate sale but in this situation it'd be easy to legally and appropriately make sure this got through ROFR without a hitch.

That seems like a good idea! I will work on that! Is that the sort of thing I could put on the rent/trade board here?

I have a 150 point contract and you are right about not being able to split contracts causing a problem.
