Selling on your own

I was just wondering if anyone has sold their points to someone on their own? A friend of ours is interesting in buying ours but I am not sure how complicated it is.
If you have I would appreciate it if you would pm me with the difficulty or ease.

I'm not sure how to attach a link here but there is a thread started by jel0511 about this very subject going through this board right now. ::yes::
 
Here's the process:
  • Get a contract with the names and appropriate info signed by all parties.
  • Submit that contract to DVC by mail or fax.
  • They will send you a paper to complete, essentially the same type stuff that should be in the contract.
  • They will send the seller a Waiver of ROFR or a letter stating they are buying it back.
  • If they waive ROFR, you then need a deed prepared.
  • You record the original deed along with the original waiver letter with the county, Orange county in most cases. You can contact Orange county for the exact amounts, addresses and the like but they have a lot of the info on their website.
  • You send DVC a copy of the deed along with the transfer fee of $100. This can actually be a copy of the deed and does not have to be a copy of the recorded deed.
A couple of caveat's. First, one should do their due diligence prior to going through the above process. The seller can authorize DVC to release the info to the buyer. I have some info I've sanitized that I could send to those interested that will give a little more help.
