Selling DVC..

I think we're going to be selling one of our smaller contracts. Are there any companies to work with that are better than others? Any company to not use?
 
Just go for the lowest commission, you set the price you want, not the re-sale agent. The fees run from 5% -10%
 
I agree with above..... I paid 8.5% commission, it sold in one day, but now I question if I had to pay that much in commission, DVC buyers scour multiple sites for contracts.

But done is done, and it is progressing thru the steps towards closing.
 

I also used dvcresalemarket.com. I was very impressed with the level of communication. They even supplied a checklist of what they needed from me and what to expect at each step of the process. As a first-time seller, I found that helpful. They were also very helpful to me in deciding on my listing price.

At the time I sold through them, their commission was 8% when most of the other major DVC resellers were still charging 10%. That saved me a few hundred dollars. Their website states they now charge 8.5% and some of the other brokerages have come down a bit from 10% so you should definitely shop around.

I wouldn't base the decision solely on commission percentage. Some brokers that have the lowest commission also undervalue/under price the contract. So saving 2% in commission while accepting 10-20% lower resale value isn't a great choice. For example, one company consistently sells higher than any other re-seller and has a higher commission. Another charges only 6% commission (some even under 5%) but lists their contracts 15-20% lower than the seller with 8.5% commission. The reseller with the higher commission also has the best SEO and consistently sells contracts quickly. If I were selling, I'd pay a slightly higher commission for the highest selling cost and good SEO. Just my .02
 
The seller has no control over what the buyer will pay, only what they will sell for and how much the middle man takes. Why pay 10% when you can sell it for 5%. The broker should list at the price you want, not what they want. If they will not list at your price, get another broker.

Some buyers rely on the broker to advise them as to what the listing price should be.

The problem with that is if all the other listings that a particular broker has are lower than yours all that yours does is help sell the others. Yours is the outlier. The important thing is what you net, not what you pay.

Smaller contracts are still appealing. You should be able to price in the arena of DVCresalemarket but with a broker who charges a lower commission.
 
Just an update. I reached out to the Timeshare Store, to start the process, a few weeks ago. Still haven't heard back from them. I then reached out to DVC by Resale around March 14, they had my contract up, online, March 16, I had an offer on March 18, I countered, they came up a bit, I refused it, on March 19. On March 20, had an offer at full asking price, all paperwork was submitted on March 23. Just waiting at this point, for all that other stuff to happen. The commission is 8%, which I'm happy with. The service has been outstanding. Just wanted to let everyone know how it all went.

Sure, just read the fine print and make sure you're not committed to paying broker A if broker B sells your points. Not all brokers are the same.

Depends. As Bill said, read the selling agreement carefully and make sure you are not agreeing to an exclusive listing or anything else that might end up costing you more than you think.

It's especially tempting to just sign and return the agreement without reading it for understanding. A whole lot of us do that with the hundreds of "TERMS AND CONDITIONS" we agree to everyday to use the various websites. Sometimes, that comes back to bite us!
 
Thanks, guys. Don't believe I'll go and list my contract with a second broker, just wanted to see what my options are, if I wanted too.

I just did that, I checked with both brokers and they were both fine with it. My one contract just wasn't moving on the site that isn't allowed to be mentioned (although I've had many other great experiences with them) so I listed with DVC Resale Market in addition. It ended up selling on DVC Resale Market and I just notified the other company that I had an offer so they could remove my listing from their site.
