Sell SSR SAP to purchase BLT?

We purchased 160 SSR sleep around points at the bottom at $95/point at start of pandemic. It's paid off, should I sell to purchase BLT for better access to MK (we already own CCV and BWV) to have longer contract and lesser dues? SSR mainly used to book short weekend trips or within 7 months.
 
I would say it depends what room types you want. If you really want BLT standard studio then you will need to own there.
Owning CCV does mean you are technically in the MK area already but yes not quite as convenient. The dues are not really that much different.
I think you would have to run through numbers.
I would probably strip my contract by taking a trip or renting out first and then sell say at $130 so after costs would be about $115 in your pocket. You could then aim for a BLT for $155-165 depending on how loaded it is. Is that time and cost worth it to you?
I don't think any buyer is put off by 2054 expiry atm, everyone is just doubting 2042 resorts.
 
Are your SSR points before January 2019? If yes then those points are not restricted in terms of booking at RIV or any other future resort. If you sell and purchase BLT now those will be restricted. So if my points were prior to the RIV restrictions I would not sell if they were purchased after then I would consider. Remeber any resale today cannot book RIV or any future resort. I thought about something similar and for that reason am not selling

Yeah, if you like BLT and the cost difference is something you are comfortable with do it. Remember your Net SSR sale will be less that $125ish after commission and if you post today I’d expect 90-120 days before you actually get the funds (assuming it list for 30 days, then gets and offer etc). As long as you are good with that then do it.

FWIW I am basically doing the same right now, bought 300 direct AUL points at $133 during the crazy discount and I’m selling my 175 SSR SAP. I will say the action on selling has been slower than I expected. Listed first with timeshare store at a fairly low price, it sat 45 days with no offers at all. Moved it to the board sponsor who actually suggested a higher positing price. It’s been there for 10 days with no offers either.
 
Since the restrictions do not change I would consider buying blt. But why? If ssr is mainly for weekend trips and long weekends are those booked in 7 month window? If yes then I wouldn't bother if you try and want blt in 11 month window then do it. The extra 5 years on the contract is not really significant in terms of contract length.
 
Have you stayed at BLT? I love the resort, but it has one of the smallest studios. I'm a believer in buy where you want to stay. If you plan on purchasing a resale contract with the same broker, I would try to negotiate commission pricing.
 
That's my hesitation, David, that the market has been saturated but prices haven't come down enough to reflect it!!
I just saw a fully loaded SSR 160 points for 125/point. Not sure if it is yours but it seems to me it will go for lower (whether Disney scoops it up is a mystery). You might want to check the ROFR to see what things have actually been selling for. As far as inventory goes, it is definitely turning into a buyer's market and with inflation soaring the first thing people dump is extras like DVC. I think it will be a miracle if we don't see some price drops on the resale market. Disney buying back is the only thing that has kept it where it is IMO but even Disney only has pockets so deep. If you were going to sell, I would do so sooner than later.
 
If the points are used at 7 months for quick weekend trips then it doesn't seem to make sense. Stick with the cheap points you have.

In your calculations are you recognizing the commission you would pay to sell your SSR points?
 
I would do this today, except for taxes on the gain...
I’m not a tax advisor but if I’m not mistaken as long as the gain money was used to purchase another property would that like a home take care of the taxes?

I assume you mean 1031. There's threads about this on TUGS. I think it's fair to say the answer is it's complicated and you better have been doing your rental accounting properly.

To me, it's not worth it. I'll just hold my SSR until I'm ready to downsize contracts in general.

1031 a timeshare? I'd also not bother or risk going thru that.

No, not in the case of a timeshare. You pay gains if you sell for a profit regardless if you purchase another contract if I am not mistaken

What are you asking for you SSR? I have mine listed as well for almost 2 weeks with no offers.
 
175 points at $133. I was listed with another place for $129 for 45 days with no offers. I thought $133 was a little too high but the current broker I’m using feels good about that listing price.
Update,
I lowered the asking price to $129 and they just sold Friday at full asking price, buyer pays closing cost and 2022 dues.
