Saw my first BLT resale!!

Well, my first anyway.

Saw it on the TSS site.

Bay Lake Towers- September UY, 225pt contract, $24,750.00
225 points currently available and 225 points coming on 2/1/10. Priced at $110 per point.

Add to that the closing costs at about $2-3 p/p, and its a lot more than from Disney, especially when figuring in the $5 discount and DP's/cruise.

And considering the other resale prices posted.....

Kind of sad to think someone bought in and was never able to stay at their home resort. Unfortunately is the price is the same or higher than Disney it may not sell.

Perhaps they listed it at that price but are hoping to get a BO near it. That would make sense if they were in a position of having to sell rather than simply choosing to sell. Could be someone will make an offer below list, though with Disney incentives right now, it would have to be quite a bit lower to make sense financially. :rolleyes1
 

I have to believe it's a forced sale... divorce settlement or part of the deceased's estate maybe? Otherwise it just doesn't make any sense.
 
Asking prices are often not selling prices. But, they only need to find one person who doesn't think it through---and even with DVC, where the market is fairly efficient, it's not that hard to find someone who doesn't really understand the true value of any particular deal. I'm convinced that that's why stripped contracts seem to be over-valued by the resale market.

Don't forget the Timeshare Store (or any other realtor) works on commission. These people are probably trying to get back as much as they can.
They are losing no matter what.

I know for sure some timeshare re-sellers charge 20% commission. Not sure what TSS charges though.

Maybe an impulse buy, divorce settlement or possibly the buyer lost their job (how depressing).

TSS, GMAC, and ********** all charge 10%, although at least the latter will often do a discounted commission if you're selling a large number of points.

Yes, I believe that you will be seeing more BLT resales. However, I did not expect to see any until after BLT opened and people had a chance to stay there at least once. When AKV opened, we started to see the first resales about 4 months or so after opening.
 
The closing costs on a 160 point contract are about $450 as well.
So that is another $2.80 per point, which then brings the point price up to just above $110.
They must just be hoping for the "uninformed" buyer.
 
Considering this is an actively selling resort that has yet to open, anything below Disney's price would be a risk of ROFR.

No doubt, DVC will be buying everything back to resell at list price.

It's way to early bet on getting any type of good deal.

Except that Disney is giving incentives as well that makes their profit less which means they may not bother with ROFR if the price is in the high 90's.

Right now, points through Disney are $107.00 ($112 - $5.00 discount). On a 100 point contract, they will give you 100 matching DP's or a 3 day cruise. Even if you equate the value of those incentives to just $1000.00, it brings the net cost per point down to $97.00. I am not sure that Disney would want to take points back (given that I hear sales are below what they were hoping) for such a small difference.

I think that any BLT contract whose price is $95.00 or higher would have a good chance of passing ROFR, IMHO!

ROFR is only a risk to the buyer though, because the seller gets his/her price anyway.
Maybe even an advantage because there is no chance of a buyer backing out or failing to get financing.
If I was a seller I wouldn't mind being ROFR'd.

I agree and don't think Disney will be taking any of these back. They already sold them once and , I don't believe, wants to take in extra inventory of something they already have too much of.
With the bad economy the supply/demand ratio is not in Disney's favor.

I believe one of the main factors in Disney ROFRing a unit is that they have a buyer lined up for a unit for sale.
It's not all about the price, it's about them re-selling the unit to someone willing to pay $105-107 per point.

Disney has waiting lists of people waiting to buy into SOLD - OUT resorts, but they want specific use year, or specific amount of points, therefore creating a ROFR.
I have a friend who was on a waiting list for BWV, for 200 points. She waited one week, then a unit became available......therefore someone was ROFR'd.

It's not only about the price.

This is my opinion based on what I've heard , and seen on the ROFR thread.
I see lower prices ROFR'd and higher prices pass for a resale.
Some people get on these Disney waitlists because they want a specific use year and amount of points and just feel more comfortable dealing with Disney.
 
Anyone know what the current promotions are for DVC purchases. I know I saw it somewhere before but I'm not having any luck finding the thread.. Thanks so much :confused3
