That's what I'm thinking, too. There is no doubt that this house has lead and asbestos.

Truths here but given the neighborhood it would be a norm to remove whether as a a tear-down (please don't) or renovation and thus would have to be paid for no matter what. A cursory look at the house shows a wood exterior so in all liklihood there would only be a possibility of asbestos around the boiler; maybe 1K in cost. Lead paint abatement would be throughout the house given it's age.

Having worked with my husband on renovating older houses like that one in our area, my guess is it probably has some environmental hazard that makes both the cost of renovation and the cost of demolition prohibitive. Lead and asbestos can both make an otherwise attractive property virtually unsellable because the abatement costs make it impossible to turn a profit and make renovating it to live in far more expensive than simply buying a house in better condition.

Definitely point taken on the lead paint and asbestos. Never thing about those things any more, but you have to with that old (assuming) of a house.

They tore down another 1800's colonial down the street a year or so ago and put up three boring new houses (each about 2200 sq ft, costing around $450k). That house was also in very bad shape, but it's sad to see it replaced.

ohhhh. didn't think about lead and asbestos. The houses in this area that are that old have all been restored, so those things would have been removed several owners ago. So just not something one has to think about with those houses. And there are so many of them that I could just imagine having out on a piece of land by itself (they are all in town) like an old farmhouse. This just hit my fancy. Oh, well, wouldn't be buying it anyway lol.

Totally OT: What is really fun is shopping the nearby antique store. Any time one of those houses changes hands or leaves a family due to death or whatever, they go to the estate sale and buy so many of the lovely things--either antique or replicas. The lady in the store will go around and tell you about every piece. They get some really interesting pieces. Some are very eerie. Some are beautiful and some are down right creepy.

Why don't we have visible locations any more?

Can some of you folk post some examples of your $400k starter homes? Every time I see people post this, you look and 3 miles down the road are regular normal $100k homes.

Also, income is relative. If starter homes are $400k, I highly doubt you have people with engineering degrees making $40k/year. Thus its just the scale, so the price up comment and responses still fit. My pricing up as I said is $400k, but is the equivalent to your pricing up to $1 million for example.

Many, many homes here are over 100 years old. I spent a lot of money getting it removed from my parents home when I sold it, and they had some removed decades ago. We have tiles in our basement that we just carpeted over. Everyone has lead pipes.
