Room Availability vs # of points

Hello All!

I've made a spreadsheet that shows the # of total points sold at a given resort vs the # of rooms at that resort. I've specifically tried to use this to gauge how hard studio availability at any certain resort would be vs any others. The thought process here is if there is X number of total points sold for that resort, and Y number of studios at that resort, in a worst case scenario, if everyone with points was trying to get a studio there, there would be Z percentage of people fighting over the same room. I started thinking about this when it was brought up about CCV and Poly specifically having a lot of points sold for those cabin/bungalows and them not being used on those room types, making it harder o get a studio at CCV. Was trying to use this to help me decide where to buy our next add-on contract.

On a different tab in the spreadsheet, I've also been doing some math on resale vs direct for a small 60 point contract. Its interesting to see that some resorts are a huge difference and some aren't. It also shows that the 2042 resorts are def a bad deal as far as $$ spent/year.

Feel free to comment on any part of what I was doing and if you think I've missed anything, and if anyone would like me to do this for any other room sizes I can do that as well. Just figured I would share if it was able to help anyone.

Oh and FYI, if you've seen any of my other threads on here as far as what to buy next, I'm still wrestling with that lol. Being over analytical is a problem I wouldn't wish on anyone lol. So I'm still open to opinions!

The VGF Direct is for 60 pts, but the resale is for 75 pts - is that a mistake, or is there a reason for it?

Yes, I was playing around with it on a 75 point resale contract that I had seen and forgot to save it back at the 60 point level before I uploaded it. It should be fixed now. Sorry about that :)

They are really the exception since its such a large number of points in room categories no one books. Most other resorts are more equally balanced to one another.

POLY is lucky in that its only studios otherwise it would have more issues as well.

Agreed 100% but I just wanted to see how the balance was fleshed out across all the resorts. Interestingly I found out that VGF has the most points sold vs least # of studio rooms, with BRV and then CCV coming in next. Just was trying to find something that could show me, on a level playing field at any given time, how many available points could POSSIBLY be trying to get the same room size. It was a bit of an interesting exercise. But then again it could just be my over analytical side firing on all cylinders as well lol

I figured it was something like that - definitely gave me pause when I saw the negative savings vs. direct :D
 
Unless you are buying a Feb UY, you would be getting 1 more year direct than you are using in your chart (assuming you are purchasing now-ish).

AHA good point, I didn't account for that. My other contract is an Oct use year so I would get thta just to make life easier on myself. If I'm being honest, I'm leaning more going direct anyway for the no restrictions and ease of transaction

October is a tough UY for finding a small resale. It seems sellers (or their brokers) know that. I rarely see a good deal and when I do, it's already gone!

Interestingly I found out that VGF has the most points sold vs least # of studio rooms

So your math is not correctly accounting for point requirements:
CCV Studios account for 8% of the Total Points
VGF Studios account for 15% of the Total Points (Standard View 9% and Preferred 6%)

What you need to do is figure out the total points for booking each category for 365 days of the year. You then can compare each category against total points. Remember to not include 2BR Lock-Offs in your 2BR count.

Just roughly:
VGF has 2.5m points
VGF Studio Standard View has 30 Rooms
2021 takes 7873 per room to book
For all rooms that is 236190
9% is based on the total booking pool of points with lock off premium of 2618577 (booking all Lock Offs separately as Studio + 1BR)
