It was a very nice contract, but I disagree. I've been following this thread closely the last 10 months, and up until VERY recently, most BWV contracts were sold at $82-$83ish pp and sometimes less ,fully loaded, for larger contracts. Only small BWV contracts were selling in the $90+price range. Only 3 other BWV contracts on this thread have been taken since June and only 1 the first half of this year (@ $65 pp). These last 2 BWV contracts taken were definitely a surprise to me, and wouldn't prompt me to pay more. I think the price was fair and would try again in that price range. IMO, more than $100 for a BWV contract is not justifiable. It still expires in 2042 and while the refurbished rooms are nice, it's not BCV (which I would pay a couple dollars more for). Their is a reason that the current BWV listings are not selling. They are priced too high. End rant.
While I don't disagree with your stance on not wanting to pay more than $100 for a BWV contract, can you please cite the "up until
VERY recently,
most BWV contracts were sold at $82-$83ish pp and sometimes less ,
fully loaded, for larger contracts."? I'm not seeing any factual evidence of that. I can see the actual selling prices you cited being accurate in the Spring and early Summer, but not even close to VERY recently for most fully loaded contracts or even stripped for that matter. The
DVC market changes very quickly and, in the current environment, the contract at issue here was a great deal. Also, this contract being taken at $95 represents the highest price contract taken, unless I've missed one on the OCC site. The DVC market was extremely hot the last couple of months, but does seem to be slowing just a bit currently.
I would also bring to your attention that Pangyal only began updating this thread in September. The last thread has a ton of missing information. Regardless, the contracts you see listed here are only a small percentage and represent only a microcosm of the actual DVC market. A thorough analysis, including ROFR deeds from the OCC site, would reveal that
within the last month there have been at least 9 BWV taken via ROFR. Those contracts include 270 pt at $84, 150 pt at $78, 350 pt at $78, 210 pt at $90, 270 pt at $85, 150 pt at $80, 200 pt at $92, 200 pt at $84, and now 220 pt at $95.
IMO, the fact that this contract with an effective price per point of $75 was taken is not a surprise at all based on what's factually occurred over the last month and I would look for further ROFR activity at BWV at these prices or even higher until evidence shows otherwise. For whatever reason, Disney has upped the bar on BWV.
