Very excited as we love the Boardwalk (and it should be even better after the refurb)
We were very happy with the price considering it’s a fully loaded contract and seller pays MF 2023!
Now the waiting process begins!

Bought first resale contract in April already adding on. I am not a fan of this broker but even with high closing cost still seemed like a good deal.
I guess I'm missing something or just getting too old. How do you get an all-in cost of $17903 if you're pay $15K for the contract and no maintenance fees? The closing costs can't be $2K can they?

Add another one. I paid a bit more than I wanted to, but the seller did come down a good bit and the size and UY are what I was looking for. On the upside, the contract is fully loaded, and the seller wasn't looking to get any 2023 MF's back.

With seller paying MF for ‘23, you actually got a better deal than your last 50 point one! Most sellers are still expecting MF for December 23 points, so comparing to a contract where you paid them, it would be like you got a loaded contract for about 101 per point!

My guess is that they are estimating paying 2024 membership dues. If a resale contract closes after December 1, Disney will asked for full 2024 fees with closing. If this was sent in early october, I think there's a good chance that this will close after Dec 1. The $1600-ish for 2024 dues plus closing costs would be very close to totaling out the difference.

PS Let me also add this. This is one reason why resale late in the year produces bargains: (1) very rarely will a broker insist that you pay two sets of membership dues at closing (for the current year and for next year, if it closes in December). You need to negotiate this. But already, I'm seeing a bunch of "Pay No 2023 Dues" lines added to new postings. So often you get the 2023 points without paying dues on them at this point in tyear. UY of June and later help here in terms of being able to use those point. But for a resale contract of 150 points, at most resorts, this is around a $1,200 savings which is near invisible right off the top. And (2) often sellers (especially those who've had their listings up for a while) are more willing to make a deal as they don't want to get a bill in January for the 2024 membership dues, which they have to pay if their contract isn't sold.

And yes, I'm looking for another contract right now. In doing the math on how often I visit, I need about 100 more points a year to make it all even out.

Looks like I’ll be waiting at least another 10 days on my ROFR decision. Not too worried, but I could use the points sooner rather than later! Glad to see more passing deals!

Yes they are 2k. It was $1195 closing cost, $150 resort fee and $748 submission fee. It was intially about $1600 but something changed. They gave me some line about having to pay Disney. But it still seemed like a good deal even with the crazy closing costs.

i've never heard of a submission fee :oops: and that closing cost is really high. overall it's still good for you, but i feel bad for the seller who could have otherwise received some of those funds
