Has anyone purchased from https://resales.*******.com before? There is a contract that has no 2024 or 2025 points that I am possibly interested in, but none of their listings mention if by default they offer a dues credit for any stripped current year or future points. I feel like most do, but I don't want to send an offer or a message to find out that they expect me to pay for the 2 years of dues for the stripped points

I think I know the broker you are referencing. I bought my first resale contract from them. Current UY had partial points and I paid dues on the remaining points. The broker and title company were good to work with and I still look there for resale listings.

yes that is the expectation. if they try to charge you for those points then make for the hills!

It's the seller that decides if a credit is offered for used points. The resale broker can give advice, but the seller makes the decision.

Dues are negotiable and you can offer what you want.

Resale handles it differently then when buying direct because dues are based on ownership and paying for the operation of that resort during each calendar year

For us, I based how much I’d paid for dues on when in the calendar I bought. We never bought a stripped contract either.

If I was buying now, I would not pay anything for 2024 dues, regardless of whether or not the contract has 2024 points, becaise by the time you own, 2024 will be pretty much if not over

Yeah it is stripped stripped. No 2024 or 2025 points. So if I made an offer it would be a lowball offer and I would expect them to credit me for 2025 dues as well since it would be of no use until 2026.
 
This was on me, not the seller. We had something unexpected come up and I had to make a tough decision.
Sometimes that 10 days is really helpful. I even cancelled one After the ten days and lost my deposit (which was sad, but was still the right decision at the time). That was a decent price, but there is NO good price on a contract that is not right for you, or not the right timing ;) always easier/cheaper to buy than to sell ;)
 
See you there soon, because I got the news I passed ROFR today!!! That was the best part of not getting one of those sweet $95pp contracts LOL. Welcome home to us!

ETA: We have the same home resorts! VGF (blue card contract), BWV (tiny add on), AKV (my new contract!!)...and just a few pts at VDLR because I went and stayed and fell in love with the entirety of Disneyland lol.
That's awesome!!! We have good taste ;) I'd have a California contract except we live in So. California - so can pretty easily manage a local lower budget hotel to justify more trips - but I do like to have dinner by the pools at either VGC or VDH every trip - they are really beautifully done.

I'm sorry you had to cancel and pray everything that came up gets sorted out. When you have to cancel, does the broker penalize you? We canceled recently and the broker told us they wouldn't work with us again. Is that normal?

The broker I cancelled with took my next offer - on a contract with multiple offers, but they did have it on their record that I'd cancelled in the past. I came in full price and offered more than a 10% deposit to show I was serious, that might have helped? That particular broker www.fidelityrealestate.com has higher cancellation policies so you'd want to be careful cancelling with them lol.

I’ve purchased 2 other contracts with the same broker this year…. so I’m not worried about it.
