Boy, sent our small point BWV to ROFR on 9/16 and still haven't heard back. International seller too, so not likely to be taken. Beginning to think something is amiss.
 
...guess who's in the market again? Adding 1,025 points in the last few months wasn't quite enough.

We are now buying a contract for a family member (we buy and maintain, they benefit), and I've been told to "get a good one".

But there's nothing on the market close to what we're looking for 😟

The market is pretty crappy for buyers right now. Congrats on the hunt though! Exciting!
 
This past Spring was definitely the best buyers market we’ve had in almost 5 years. Hard to cognitively get away from that.

Now everything is stripped with worsening prices and a lost year. Perhaps maintenance fee season will loosen things up again.
Historically the resale market trended up (with healthy ROFR activity) over time and then it just stopped around the time the Fed started hiking rates, right?

If the economy stays strong and rates lower and Disney actually builds out 5-10 new attractions by the end of the decade, this will probably still feel like a great time to get in.

DISCLOSURE: I personally do not expect the resale market to go up for a while and am not planning to buy or sell in the near future, if I expected it to suddenly move up (as a whole) I’d probably be buying BLT, CCV, or BCV. BLT and CCV because the math is good, and BCV because the heart wants what it wants.

No doubt. I’ve also given up on predicting anything about the market!

This Fall market is still a lot better than a couple years ago. Just hurts that the 2022 points are gone, the 23 points are seemingly gone and the 24 points are already starting to get scarce.

Disclosure-I think I’m also sitting on the sidelines for a good 7+ years now. When I might come off for a resale Reflections. Hold me to it. 😂
 
So looks like we are in the clear on our BCV contract, so here's the rest of the story:

A few people have made mention of the $100 Beach Club deal, so we thought we would share the story of how that happened now that we've closed. My wife and I were "enjoying" Epcot on our first trip using DVC points this past August. Much like everyone else, we were waiting to see what the pricing looked like for Poly to possibly become DVC-Y'ers. We did a split stay and tried Poly for the first time and BWV for the second time. We liked them both, but really our favorite resort is Beach Club. Since we had been "enjoying" (aka adult beverages) Epcot for some time that day, and our adult kids were elsewhere, we ended up resting in Italy and dreaming about our next trip. My wife had been eyeing some BCV contracts during the summer, but we just bought CCV because it made the most economic sense for us. She decided to look up on dvcrofr.com what recent BCV contracts had gone for. To her amazement, there had been several contracts going for the low $100s. Due to my "enjoyment" of Epcot, I decided we should go ahead and make an offer of $100 and see what happened. The contracts she had been looking at had been on the market for a few weeks, so it was possible they would negotiate. BCV still didn't make great financial sense, but at $100, it would.
The next morning my wife realized she had not clicked on BCV but instead had been looking at BWV. Oops! We figured we would get no response back from the broker, and, oh well, it was better that way. When the agent did call, my wife couldn't answer the phone and was busy. She sent a message saying she missed the call and could be contacted via text or email. She then got another call immediately as she sent the message. The agent told her that there was a note on the contract that the sellers would not go below $127 -- kind of weird they wouldn't put this in writing versus a phone call. She responded that she didn't see that in the listing anywhere, and that she wasn't going to do $127. He could present the offer or not. She felt from his tone that he was not going to present the offer as he made it seem like there was no point going below their low. Within an hour, the agent called back saying they had accepted the offer. No attempt was made to negotiate on their part. TLDR: DVC newbies had many Epcot beverages -- which led to dreaming of Beach Club and using the wrong listing information, put in a lower than intended offer accidentally. After some verbal wrangling from the selling agent, Sellers accepted it in an hour without a counter. Lucky us -- blame the Italy Pavillon :)

I'm kind of glad I missed Spring then...I didn't start looking at resale contracts (or ROFR threads) until around June or so, and then just for a very narrow range of contracts.

Come to think of it, I haven't been broadly looking at the market at all, just narrow ranges of contracts. And we've had quick 'one shot, one hit' success along the way way:
  • Found a very good deal on a goldilocks-to-us BCV contract the first day we started looking, posted the same day (though the $100/pt BCV story above is great and beats our 'very good deal' by a considerable margin)
  • The 655pt AUL-S unicorn wasn't even what we were looking for, but once we started thinking about at it, it fit into our longterm plans and we moved quickly
  • A pretty good deal on a loaded CCV contract within 24hrs of asking the question "why don't we go to WDW for Christmas?"
Been kinda ignoring all the AKV/BLT/others posts people have had here if I'm being honest 😅

Anyway, we had a recalibration chat last night about the lack of contracts on the market and expanded our ranges a little bit. There's two contracts within 'might as well lowball' range of what we want. So here goes.

I saw one and it got snapped up in an hour or 2. All others imo are overpriced. Seems that there is only one broker currently listing at decent prices. With that said I offered $27 pp lower than asking on a contract and it was accepted.

@ehh if in no rush it may be beneficial to wait about 30 days when dues for 2025 are released. (I really should take my own advice at times!)
 
there was a decent contract on redweek last week, came out to ~$65pp, I was thinking about jumping on it as '24 points were going to get banked too. maybe wont pass ROFR as SSR is on 'flash sale' currently i think

I did exactly the same last Dec (SSR @ $80 pp) and the contract was loaded!
