I have gotten the sense that DVC is looking to clear at least 35% on a buy->resell. That’s an estimation based on my observation of what they do in ROFR and how they raise the price on sold out resorts.

Even though $80/pt is a lot of money, it’s not 35% of $310.

More speculation but I imagine it comes down the the metrics the division is held accountable to. Total dollars of profit delivered may not be a high enough priority in their metrics compared to margin or total points sold or whatever.

My former division head once told me he tells his boss “be careful what you metric me on, because that’s what I’m going to do”. I think that’s a pretty widely held viewpoint.
 
No, they don’t have to reallocate back to MFs. I just think when they have enough points to sell elsewhere they don’t need to chase such small numbers of profit.
They were buying back OKW @ $80pp to sell it direct at $130pp… so that’s a $50pp margin.

I get that $50 profit is a 62% return on $80 cost of capital and $80 profit is a 35% profit on a $230 cost of capital… but I would still ROFR VGC if I were them until they know the direct demand for add ons is gone. At the very least it makes VDH look like a more affordable option on the upfront price.

(yes I’m sure there are some more costs involved that just the purchase price to come to the profit number)

DVC is all about what works for you and your family. Getting a great deal is fun and all, but not as fun using points on magical vacations!

Not bad on a 40 pointer. Heck there is a few 200 point+ listed at $115
 
Would DVD have to allocate that profit back to reducing the MFs, so it's simply not a big motivator?
Disney Vacation Development (DVD) profits have nothing to do with Disney Vacation Club resort condominium associations' operating and maintenance expenses, so would never be applied toward owners' maintenance fees.
 
I agree. After filling a backlog of current owners wanting to add on, it would be easy for Disney to say to prospective West Coast buyers “Do you want VGC at $310pp or VDH at $210pp?”
Exactly we had our guide looking every day for us for direct VGC contracts in the 70 to 100 pt range. Now we have resale for 160 pts @ $230. Still checking each day for when the points are in my account even though it’s still probably a few more weeks.

I have to admit. I was pleasantly surprised to hear back in 26 days. Fingers crossed this type of response continues.
 
why they don't ROFR and resell when they obviously have standing requests for some resorts. Sure seems like that is easy money they leave on the table.

And that makes a lot of sense.

In the timeshare industry, the cost of brick-and-mortar is generally about 1/4 to 1/3 of the total cost basis. I did an analysis once comparing to some whole-ownership condos in Orlando to figure that even at Disney's presumably-bloated construction costs (shakes-fist-at-Imagineering), the break-even point of build-new vs. ROFR is a lot lower than most people think.
