ROFR Thread July to Sept 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

The overall message is spot on. Annual fees make up 75-80% of the contract cost. I calculated a little differently, Assuming an annual maintenance increase of 5% each year for OKW and 3.5% each year for BWV now through 2042. The annual increase will change some but going off the last 15 years that’s the average.
150 BWV $101.63 would be almost $4500 cheaper vs
150 OKW $67.00 over the rest of the contract life if starting with 2026 dues.
This is why it’s important to look at the total cost over the lifetime. We love BWV but I wanted to pay cash so OKW won out on this one.
Yeah, all things being equal the rational decision would be to take the option with the lowest cost. But other factors come into play so all things are rarely equal. Besides, each of us weights things a little differently.

I adore my spreadsheet and love using it so if you ever want me to plug any numbers for you to compare just send me a DM :) I also have much more complex ones that factors in historical dues increases and factors that in, ones that show price after 5 years, 10 years, 15 years etc.
Thank you. Your analysis is very useful when comparing disparate DVC sales listings.

We will be looking at RIV, BWV and possibly CCV during our stay at BCV Nov 2-8. Trying to figure out what we “need” to buy next…so I may take you up on your offer.

You could get more granular in the math and factor in the return on investing the difference.

Seems like VGF has dropped down to the $150-$160/point range. Wonder if a bunch of the people who bought VGF 2.0 are having second thoughts.
Could be related to individual budgets and the overall economy or foreign relations as well (no further discussion warranted/needed/keep it apolitical),

As a seller of points elsewhere at the moment…the market seems a little soft.

I'm thinking more about the 1st time buyers who realize after how much DVC actually costs, back in 2016 we pick up 3 fully loaded contracts from 3 sellers who had only owned their direct contracts for about 1.5-3 years.
Ohh so you mean them regretting buying period not just buying it direct since resale prices are coming in a little lower lately.

Yeah, annual trips to WDW can be a lot more expensive than most people think, even with DVC savings on a room.
With the risk of sounding arrogant, which is not my intention I don’t think Disney is that expensive, but it all depends on your expectations and what you make of it, I guess. Since I visit multiple times a year I don’t need to do a lot ADR’ I only did a few, among others I dined at Space 220 lounge.

Since Disney did away with the DME, I feel I need a car and so I’ve decided to grocery shop at Walmart to save some money. With the DME I would most likely have avoided a car and spend more on dining onsite.

Room aside when I visited late May/Early June this year for 9 nights, I spend less than $800 on food, merch and SRLL(had two for each day).

I did get an annual pass and even if I only would end up taking 2 trips that would be $575 on top of the $800. Lucky me I get to take 3 trips/ visiting for 22 days on that pass alone.

I did get a rental and as a foreigner I needed insurances (just the mandatory ones) that’s was $275 for 9 days including gas.

My airfare was roughly $750

All in all it’s $1,825 plus my AP.

I know had it been a family of 5 it would have looked a lot different, especially if you have smaller kids. But the overall cost had you included the room cost would still be in a fair range.

It's not arrogant, WDW is actually a bargain compared to a lot of other places...... but at least in my next of the woods most people can't even afford a day at WDW, even without a room.

Our family of 5 spends between $12-$15K a year to only go 8 days to WDW, and that includes flights on points.

it's probably even simpler than that---it's just folks who decided that they don't want to go back to WDW every (other) year after all.

This gets back to the observation that timesahres are sold, not bought, and they are typically sold to people who are currently on vacation. When you are actually there, the idea that you'll do this every single year forever sounds really great. Then you get home, and you realize there are other places you want to go, or that you don't believe you can take time off work consistently, or ... or... or..,.

You can keep costs down if you have an AP and are diligent about not eating table service and eating a meal or 2 a day in the room. But most don’t have that restraint.

For us DVC has made us go to the park much more than we ever have in the past. So that’s why our costs are so high being owners.
