ROFR Thread July to Sept 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

The overall message is spot on. Annual fees make up 75-80% of the contract cost. I calculated a little differently, Assuming an annual maintenance increase of 5% each year for OKW and 3.5% each year for BWV now through 2042. The annual increase will change some but going off the last 15 years that’s the average.
150 BWV $101.63 would be almost $4500 cheaper vs
150 OKW $67.00 over the rest of the contract life if starting with 2026 dues.
This is why it’s important to look at the total cost over the lifetime. We love BWV but I wanted to pay cash so OKW won out on this one.
Yeah, all things being equal the rational decision would be to take the option with the lowest cost. But other factors come into play so all things are rarely equal. Besides, each of us weights things a little differently.

I adore my spreadsheet and love using it so if you ever want me to plug any numbers for you to compare just send me a DM :) I also have much more complex ones that factors in historical dues increases and factors that in, ones that show price after 5 years, 10 years, 15 years etc.
Thank you. Your analysis is very useful when comparing disparate DVC sales listings.

We will be looking at RIV, BWV and possibly CCV during our stay at BCV Nov 2-8. Trying to figure out what we “need” to buy next…so I may take you up on your offer.

You could get more granular in the math and factor in the return on investing the difference.

Seems like VGF has dropped down to the $150-$160/point range. Wonder if a bunch of the people who bought VGF 2.0 are having second thoughts.

I doubt it. Direct points can be worth the extra premium.
I'm thinking more about the 1st time buyers who realize after how much DVC actually costs, back in 2016 we pick up 3 fully loaded contracts from 3 sellers who had only owned their direct contracts for about 1.5-3 years.

Could be related to individual budgets and the overall economy or foreign relations as well (no further discussion warranted/needed/keep it apolitical),

As a seller of points elsewhere at the moment…the market seems a little soft.

Ohh so you mean them regretting buying period not just buying it direct since resale prices are coming in a little lower lately.
