I do wonder if some older people may have high point contracts that just or unable to use or kids/grandkids are using. And don’t know about rental options
I think these people are who we bought our most recent BLT resale from - 400 points with full 24/25/26 points and they accepted very quickly (asking 120$, we offered 110$, no counter). According the assessor website, they’d owned it pretty much since when BLT opened. The sale was super fast and smooth so they wanted to get rid of it.

My first resale purchase was a divorce, which I felt a little bit sad about. But mostly happy to Stay Magical Year After Year on the ruins of their broken home.
 
Reminder all…we don’t allow details of specific listings out there so while I know there is a lot of curiosity about some that get discussed here, let’s not try to guess that ends up basically doing just that.
 

So I made an offer on a contract and emailed the broker. No identifying info here, but the response I received was that they were on vacation this week and it would probably be tomorrow before I received a reply. I understand being on vacation. It's just odd that they would list or the company list something with someone who really isn't available. If I was selling mine, I would either want them to wait to list or someone else list it. I guess the sellers could have said...put this on here today, we know you won't be available.

Yeah I've never been so "on vacation" that I couldn't answer a text or an email quickly when there was $20,000 on the line.

Honestly, I thought about lowballing, but it ticked all of my boxes, so decided to make the offer and not go any lower. I guess it was partly luck that it was accepted, as they were countering at $138.
Yep, I agree with this 100%, if its the right one, then it has more value, so no need to lowball, just make a fair offer.


Today in DVC resale land, we have what has to be the most poorly-managed contract I've ever seen.

Seriously it's absolute malpractice the way some of these sellers botch their banking deadlines and demand full value for points that will be *literally impossible* for the buyer to use.
Not if they're banked 2022 points or 2023 points that they forgot to bank and now it's too late.
I just make my offer based on their not being any points available in 2023, or even if banked into 2024, which maybe isn't fair to the seller, but I wont be going until 2025 UY, so they are useless to me (even if I could rent them), I'm basing my offer on what I will use... Unless its just the perfect contract, then there is other value, but when I use the pricing tool, I just put 0 points in the previous years.

If it’s a new listing that could just be code for we’re going to give it a day to see if we get other/better offers.

Sounds like I should hear back on my 8/19 submission soon!
