Buyer paying dues and closing = $1441
Poly Dues $8.23 x 150 = $1234.50
so Closing costs only $206.50 ?

That's what had me originally ask because I didn't think closing would be that much if seller was paying 2024 dues and I didn't think closing would be so low if you were reimb 2024 dues. Possibly you are paying closing but only reimb partial 2024 dues as maybe the seller was on a monthly payment plan with Disney and only asking you to pay the remaining owed and not reimb for the months paid in 2024 already?
 
True they need to own points, but again if they are subsidized or not makes no difference.

For resale value - only Disney knows. Could be as you say that they care now that they are going to actively sell Poly2, could also be that they buy back points now to be able to sell UY's that they can't sell at Poly2 when it opens for sale.

Couldn't of done it without everyone's help here. We passed ROFR for our BWV contract last week and now this. Super excited to be able to walk to 3 out of the 4 parks!
 
They need to own 2% of the points at a resort. They could always just make their 2% the subsidized points then.

With regards to your comment about DVC not being concerned with resale value, then why are they ROFRing POLY right now? A higher resale value makes it easier to sell points directly.
Since the subsidy is simply DVD paying the extra for that owner, I do think they can take them back and resale them without it.

But, they don't need more AUL inventory. The only reason they ROFR'd PVB was because it went into the same assocation and they needed to get resale price up....in this specific instance, yes, they did something to influence the market to make the new direct pricing for PVB tower closer to resale. Had PVB tower not been added to PVB, no ROFR would have occurred.

However, overall, DVD does not care about what happens in the resale market and simply enjoys its ebbs and flows when things happen. They choose to excercise ROFR when they have reasons, which none of us know what those really are....but its not to simply prop up the market...if that was the case, we would not be seeing CCV and BLT going as low as they are right now.

Right, but the previous poster was making absolute statements.

I'm surprised they're ROFRing so high.. I mean I guess it had double points with the seller paying MFs but it makes me wonder what Poly will be going for after incentives once they finally do start selling points for the tower
