I appreciate your logic and thank you for the comment. I’m also thankful that others are avoiding buying VB for the exact reasons you mention. Makes getting VB around $50 easier for those of us looking for themThank you! I agree completely! Everyone works with their membership and cost as makes sense for them. Those who generalize VB as a poor choice may have great reasoning why it wouldn’t work for them..while I make it work for me. DVC has something for everyone![]()

Just an example, I got 3 nights in a studio at GCV which I rented for $1750. Recouped nearly 25% of my purchase price with less than 1/2 my annual allotment of points. 1.5 years of those recoup 100% of my purchase price. Hard to overlook value like that. At 7 months, my $50 VB points are the exact same as my BC points

Also got the seller to pay the 225 service fee. If this goes through we will be at 1000 points even.

However, as a VGH owner, I just wish that we had more breathing room for booking rooms within 7-months but can’t when non-VGC resale owners rent out points like snipers at the 7-month mark. I’m fine if they stay there themselves, but it annoys me when they take the room just to rent out to the detriment of actual owners given the low inventory. I would vote in resale restrictions for VGC in a heartbeat if they let us as IMO they would make the points even more valuable.
I’ll be staying at VDH with some of
my AUL points in Jan just to check it out, but at this point have absolutely no desire to own there when we could be at VGC instead.

I think I understand your frustration, thank you for your perspective! Not that it matters, but I bought my points to use them. I have and could use every single one for my own trips and still need to borrow. To this point I have made full use of all of my points every year.I am not out to turn my points into a reselling business, but aren't bothered by those that do (within the rules of course). I believe everyone should use their ownership as is best for them.
I personally think it irks some owners who spent $200+pp on their points to see that, at 7 months, mine that cost $50pp work the exact same, just my .02
I’m member of a few different FB groups which is where I rent mine. There are lots of scammers trying to cheat renters, so, finding reputable owners is currently hard for perspective renters.To this point I have made full use of all of my points every year.
I still have a listing pending to sell off a portion that was intended to cover my last resale purchase but, as we all have seen, prices dipped and I'm not willing to take a loss. So, for the first time since being an owner (of Direct & Resale contracts) I may consider renting out some points.
Do you recommend renting through a reputable broker? Or are you comfortable doing it on your own??
FYI - I'm not at all irked by DVC Owner/Users renting out some of their points, and whether they paid full price direct or fire sale resale doesn't bother me. It does frustrate me,however, to think that some of my hard-to-get bookings like AKV-Value or BWV-Standard at 11 months could wind up being bumped out by Corporate Renters
(Those who are truly using DVC only as a business opportunity)

Building a reputation as a verifiable and good owner naturally builds clientele & repeat customers. I’d never give them to David’s, just not a fan. I charge what I feel my points are worth, but don’t charge per point, I charge per reservation.
For example, the average PPP is $20ish. Let’s say I got a standard studio for 3 nights at BWV SS for 30 total points. If I rented at a premium rate (which BWV qualifies for) it’d be $750. I check WDW direct rates and charge based on their rate. So for this reservation I’d charge $350 - $400 per night for a total of $1050-$1200, vs $750 per point..still saving the renter a decent amount vs direct from Disney but definitely not bargain basement rates. Each owner does what they feel is right for them. If I don’t rent them for what I’m asking , I just go myself![]()

I think it depends. Mine took 26 days.are we back to waiting almost 30 days for rofr now ?
