I'm curious where you were trying to land this one at, if you're willing to share.
The broker fee rankled me a bit and I might have been able to negotiate the ppt down a skosh, but I was of the mindset that the odds were decent that someone was going to offer full listing price within a few days. Losing out on my uncommon UY+Subsidized+already below market deal over $225 + $1-3/pt wasn't worth it to us (and, if the $1-3/pt was any hint, I wasn't going to try to negotiate down to $110ish).
I don't think the 2025 dues were realistically negotiable, based on what I've learned in the buying process.
I have my model and I stick to it. There will always be another contract.

The timing of this one was really serendipitous for us. We had just decided to add a new annual ~110pt trip using some of our SAP+ points at their home resort, taking them out of our SAP bucket. Made that decision on the 3rd and were willing to float it for a few years to figure out our next plans to replenish vs. take a leap in points. Then along came a unicorn-to-us 4 days later of around the right number of points to replenish the SAP bucket.
If you're specifically looking for Dec UY subsidized, and not just any loaded subsidized, I think you'll have one less competing bid next time as I
think we're settled for now on AUL-S.
We'll know more in May and/or early 2026 about our longterm plans, but it's likely we'll need more Poly points specifically, or take another big leap in SAP (another 600-750). And December AUL-S just aren't common enough for us expect to be part of the SAP add-ons.
